The whole area around Plaza of the Americas is already dead. Now the area around AT&T is going too.

It’s happening everywhere. The Chicago loop is a shell of what it once was. The world is changing. The age of the high rise urban core is ending. It is what it is.

Deloitte and KPMG are moving soon too, both to smaller spaces.

Not just Dallas. B4 firms are scaling back in downtown Atlanta as well. I think some are moving to Buckhead.

This has been happening nationwide. Chicago, New York, San Francisco.

The worst I’ve seen is Minneapolis. Downtown is a fricking ghost town unless there is a ball game. Can barely get an Uber there inside 30 minutes.

Uptown/Oak Lawn/Knox-Henderson/Harwood/Victory Park/Lower Greenville are all booming with development. Deep Ellum is going through its annual 10 year downturn of ghetto congregation causing massive trouble & they say its worse than ever this time. We will see if they can clean it up yet again. This would not be good for Downtown. People don't want to commute downtown with the traffic.

I got married in First Baptist Dallas. Downtown was nice then.

As an AT&T employee, Dallas resident, and a good friend that works for the Dallas planning committee, let me set a few things straight.

They did the same thing 5 years ago to negotiate a new tax deal with Dallas, and they are doing the same now. Even if they move, they said it will be about half the employees, if that.

We already have 4 satellite buildings around DFW with thousands of employees. This is just the main building where the executives work.

That area is going nowhere. The new convention center is part of a 4B development nearby with over 15 new buildings around it including arts and entertainment.


Down the street on the other side is the new Smart Tech district, which is over 5B worth of towers and buildings bringing in more residential towers and many restaurants and other things. All of this stuff will be done by 2029.

They are also doing a huge park in between to connect them.

Lastly, AT&T invested 200m 4 years ago in the AT&T discovery district with a park, restaurant, bar, and stage. Thats not going anywhere.

It just came out last week the city of Dallas is number 1 in the country with new retail/commercial construction. It will look completely different in 3-4 years.

KPMG just built that building less than a decade ago, I have a hard time believing they’re going to move

I guess its more south/southeast. It will connect to the new convention center district to develop that whole south area. They are also trying to do a deck park to go over I30 to connect to the Cedars area.

BTW its called Newport because thats the company but they want to brand it as Smart District.

Companies are also moving in. Goldman is building an 800,000 sq foot corporate office district on North Field St that will house over 5,000 employees.

I don’t think that’s it at all, you are the one showing bias.

I don’t need to go to Dallas to understand the risk that them and other huge cities have. Workplaces are becoming very fragmented which is hurting all major cities, particularly the downtown areas. The infrastructure investments are massive, they need bodies to essentially pay for it.

Even moving from Dallas to Frisco is not “no big deal”…even if it’s a net zero for the area, for Dallas, it is a big deal.

This isn’t a matter of being a redneck, it understanding that major cities have by and large over leveraged themselves to be financial and cultural meccas, and losing Dow companies are hard to replace.

South Dallas is primed for gentrification. But it's moving at a snails pace. But it's on the up next list.

My understanding is that it's been like that forever. Historically North Dallas is White, and South is minorities. Them "preachers" with their hands out to get things moving along.

I remember years ago I read about a big intermodal logistics park that was going to be built in South Dallas. As it has a lot of rail on the area. But the CEO backed out essentially saying that it was horrible "hands out" environment.
