I live in Gert town not far from here. Across Carrolton is a war zone though.

Price houses are stupid right now. Bought mine 2 years ago, new construction for 180 per sqft, right on the borderline of good neighborhood and ghetto. I honestly love living there, never had a problem with anyone and 6 new homes have popped up within a block of mine. It's worth a lot more now than when I bought it

There's also 2 or 3 new construction houses on Ridgeway a block from causeway around 700k and they've been sitting unsold for at least 6 months.

They are all trying to market these as Old Metairie homes. They aren't in the high end Old Metairie area that's why they are sitting there.

As crazy as it sounds the Hollygrove area is undergoing RAPID gentrification right now. The criminal element is being pushed out into Algiers and New Orleans East.

109 counts of theft
52 counts of vandalism
49 counts of shootings

fair market value is defined as what a willing buyer will pay a willing seller. it's all driven by buyers. no one forces anyone to buy, but if they do buy at $200 per foot, that is the value.
