I live in Gert town not far from here. Across Carrolton is a war zone though.
Price houses are stupid right now. Bought mine 2 years ago, new construction for 180 per sqft, right on the borderline of good neighborhood and ghetto. I honestly love living there, never had a problem with anyone and 6 new homes have popped up within a block of mine. It's worth a lot more now than when I bought it

They just build three pretty average houses on one corner on Bonnabel. Tiny arse lots. This one is 2800sf and they want $880K. The others two are probably about the same.
And they've been sitting empty for months.
There's also 2 or 3 new construction houses on Ridgeway a block from causeway around 700k and they've been sitting unsold for at least 6 months.

I couldn't ever tell if those were gonna be houses or offices

I wouldn't live in that house if they paid me 5 per square foot.

Yep - terrible location for those houses too. All the signs of a major bubble about to burst.

Not saying you’re wrong at all, just been hearing about this “bubble” for over 10 years now.

They bought the house for 42000.
Flipping it for 7 times that

They are all trying to market these as Old Metairie homes. They aren't in the high end Old Metairie area that's why they are sitting there.

Agree - low rates and massive debt keeps it going

As crazy as it sounds the Hollygrove area is undergoing RAPID gentrification right now. The criminal element is being pushed out into Algiers and New Orleans East.

fair market value is defined as what a willing buyer will pay a willing seller. it's all driven by buyers. no one forces anyone to buy, but if they do buy at $200 per foot, that is the value.

The only people calling it Old Metairie are real estate agents
