They have a few nice subdivisions around the bluebonnet/nicholson area. DR Horton and DSLD will buy anything they can get their hands on and develop it. Some are complete trash. Some are ok. I build spec and custom homes in AP. The only way I'd ever build in EBR is having a presold. We are gearing up for a builder select subdivision in AP that'll be nicer high end homes.

Are you really saying Baton Rouge doesn't have more worthless ghetto property driving down your numbers than P-Ville?

I think you may be confused. You're supposed to provide for me what people are moving to prairieville for. I'm having a hard time believing that young families are moving to prairieville looking for a 4br3b house on a .4 acre lot. At let's not pretend there is a plethora of new construction in that range.

Exactly what I lived in in Prairieville that there was no way we could get in BR. Great neighborhood too. All for under $350K. We have two young kids that will be going to public school.

I looked in All over the area and put my money down. I am not just blowing hot air on the Internet. You can get more house and yard and better neighborhood and better schools for less in P-Ville than BR.

Clicked the first one. Smaller than my house. Carport in front which indicates the lot is smaller than mine. More expensive than mine. Doesn't have a pool or hot tub like mine and mine was under $350k. Plus I get public schools.

You are showing me very similar houses in price but I would have to pay for private school.

It's OK suburbia that needs vastly improved infrastructure. Ascension voters, backed by a few landowner families, are too blind to see that a dedicated tax for road improvement would return 5 fold at least.

This a a huge problem in Denham as well. The answer is easy though. Follow the money trail.
