I don't think it really works like that anymore, at least not in my area.
The last 2 apartments I lived in I was a multi-year resident that paid my full rent on the 1st every.single.month and never had any complaints and never made things hard on them. Each time it was time to renew, their experts at corporate use some fancy matrix to determine the going rate for comparable units in the area and set their price accordingly. Whether you've lived there a year or lived there for 5 years, doesn't matter...they're going to set the rent for what will make them money, bc they know if you aren't willing to pay it someone else will.
I agree it sucks as the renter to go through this, but to be honest an increase of only $30 a month (split between 2 guys) is actually very reasonable. One of the apartments I mentioned is in a very nice, popular area and they were going to raise our monthly rent by like $150. We said yeah right see ya.

Yeah. If it's a private owner. Most complexes are run by huge companies with multiple locations. Can't promise anything for good tennants. Plus, the market changes almost daily.

Congrats on those rent payments while others bought and have seen about 50% growth since the real estate crisis.
Spend a little time with a mortgage calculator and try and figure out why I said what I said. It pretty much boils down to paying lesss now and having more later.

They are obliged to honor any agreement by the previous management as long as it was granted in writing either in your lease or a supplemental document.
Without that document, you are SOL because verbal agreement isn't provable.

Actually this is only true if the lease is recorded (which rarely is the case).
And like others have said, a verbal agreement is not an agreement at all when it comes to business (especially in real estate).

You don't have a leg to stand on. They're only locked into a particular price for the length of the lease contract. Once the contract is up, they're no longer bound to that price just as you're no longer bound to continue to rent from them. You could always not sign a new lease and go month-to-month since you fulfilled original lease, although the month-to-month rent is usually going to be higher than if you were in a lease. But month-to-month gives you flexibility to move whenever you want if you find a cheaper place to rent
