Anyone spotting a trend with houses in BR right now...

Maybe I'm jumping the gun (no pun intended) and this is a seasonal thing, but it appears there has been a recent spike in nice houses in the greater BR that have gone up for rent. Anyone seeing this on any real estate feeds you're getting? Houses that they're asking $2300/month for in rent. Who in the heck is coughing up $25k a year in rent around here, and where are these landlords going if these really nice $350k+ homes are being rented out?

Rent rates are really good in BR right now. Lot of people either don’t want to buy or can’t qualify with rates as high as they are so they are choosing to rent.

Dismal. Interest rates are about 6.75. Lotta people just staying put.

Yeah I think that’s a trend nationwide. High interest rates are hurting the real estate market right now.

Uhhh, is homeowners not increasing in Baton Rouge? That certainly causing a truly significant increase in rental cost in south LA.

Have you seen those stats where like half of Americans cant even cover a $500 emergency expense

Well now you know why

Almost everything a poor makes at waffle house goes to rent and beans/rice

That's what I'm seeing. Houses for rent in Prairieville for example asking rent $2100 to $2300 per month, and looks like they have them under lease within 30 days of listing. But just thinking this out, who in the heck is throwing away $25k annually for something you don't build equity in, and that's before electricity, utilities, and possibly lawn work. I guess I just don't understand the mind of a renter as this price point.

Those who don’t pay property taxes, insurances, homeowner deductible or repair a god damn thing in the house that breaks

Yep. I would like to know also about the landlord people renting out these nice houses. Have they recently moved out of state or downsized up the road. Where are they going?

1) well to do people going through a divorce
2) sometimes well to do people when they first move to town
3) college kids (doesn’t sound like the right part of town).
