Anybody have insight on why so many unsolicited calls to buy houses or land?

I get calls from people with foreign accents very often asking if I want to sell my house, my parent’s house, etc. I have some land listed on Zillow now and also keep getting calls from people with broken English wanting to make offers site unseen. I’m sure on houses they want to low ball an offer. For my land they are offering 95% of asking price without ever seeing it. I don’t want to sell my land to foreign governments or companies. It feels unpatriotic so I have been rejecting their interest. Does anyone know what the driver of all these inquires are?

my guess is that once it comes time to get money they will start trying to hustle you.

A lot of people have inherited land that they're absentee owners, have no interest in keeping, don't know what it's worth, are tired of paying taxes on it, etc. Somebody makes an unsolicited offer and it may sound pretty good for somebody just looking to unload a white elephant. Company picks it up for a lowball price and maybe can flip it later, or maybe get lucky and there's an oil and gas play.
It's almost always a bad deal and you can almost always get a better deal by listing it locally, but if somebody doesn't have the wherewithal or inclination to do that, there's always unloading it to a speculator like these guys.
I imagine some of the current wave is based on 1. data center land speculation. 2. Preying on distressed farmers.

I still get texts asking for Gabriel and his Park St property on my 30 y/o mobile phone number.
If any of you guys run into Gabriel, tell him to PM me so I can hook him up on a prospective buyer for that property.

I get calls to buy my property in Dallas all the damn time. Except I’ve never lived nor owned anything in Dallas

I get postcards and a random txt sometimes. I assume it’s just flippers wanting to buy to make section 8 or rentals.

“I will sell for twice its value, because that is what it would take for me to give up my 2.5% mortgage”

I get some of those. I always answer. And I tell them I will sell my house. For a million dollars (it is nowhere near a million dollars). Then they ask, more often than not, why do I want to sell my house. I tell them because a million dollars is a lot of money.
They usually hang up after that. Have some fun with it every and now and then.

It's the economy, stupid, to use a phrase. They are hoping to get lucky and find someone who is in dire need of cash. Interest rates are high and it's harder to unload real estate.

I got a call a few years ago and cold call offered me money on the spot. So I negotiated with him and started dropping the price. Eventually he realized he was that stupid to play that game.

Some are “legit” but will low ball you. Others are scammers who will offer you asking price, get you excited, then ask for an administrative fee up front or ask for personal info like SS number or bank account to prepare the paperwork for the “closing” that will never happen.
