Don't go west of Knoxville and whatever you do DON"T drink the water near Oak Ridge.
Probably the most monitored water in the Southeastern US.

We are looking south of Knoxville with mountain views and areas that are conservative and very low crime.
Get into some of the valleys south of town. Look off of Stock Creek Rd, McCammon Rd, Rhea Rd, Tarkin Valley, Nails Creek, etc. Beautiful area fairly close to town.

Norris/Andersonville area. It is just North (~20 miles) of Knoxville near Norris Lake (straight up I-75). It is rural with the lake that was previously mentioned, as well as lots of farmland.

They got some strange liquor laws up there
---Don't let laws impede you. Plenty of moonshiners still up there. My family lived north of Chattanooga--the mountain folk there were real and numerous.

What kind of hospital
There are good hospitals in Johnson City and Kingsport. Either place will have available and affordable land outside the cities proper.
It's a beautiful area. Bristol isn't far either. Knoxville wouldn't even be on my radar.

Tri-cities has everything, even a real airport. The climate there is a zone colder than Knoxville. They get snow, we get flurries. They have a real quality interstate to Asheville NC.
Knoxville is liberal and hasn't even put up a Republican for Mayor. The County is far more conservative. Check out the D vs R representatives.
Farragut is full of people who want it to be like where they moved from but different. People from Farragut moved to the other sides of Knoxville.
You haven't mentioned the part of Tennessee that's north of Huntsville AL. It's beautiful and generally undiscovered.
I'd suggest getting e-subscriptions to the newspapers and follow the e-sites of local TV stations. (We did this before we retired when we thought we might want to move to Annapolis MD; it helped us decide to come back home to east Tennessee.)
Follow LINK to see morning and evening traffic congestion getting to and from any hospitals you may be considering. (The position on that map is close to where I am with my view of the Hoston River, House Mountain, Clinch Mountain and the Smokies thirty some miles away, easily seen on clear days.)

Townsend is a great and beautiful town

Did my undergrad work in Johnson City, and I did love it there. I would still pick Norris over JC...but it is close.

That area from like Weaverville and Mars Hill in NC north to Johnson City is beautiful

My dad is from and lives there. The people are weird as shite. Pretty area, but you'd have to pay me to live with those zombies.

Amen. My parents have property in that area and are retiring there. I too plan on retiring there. I would prefer it to not be around people.

Back where I come from, I’m an ole Tennessean!

I lived in East Tennessee for about a year, had to leave for family reasons. I was about 30 minutes west of Knoxville and loved it. Anything you can find around Watts Bar Lake is great. Harriman, Rockwood and Kingston are super laid back, low key towns. They are "tiny towns" so don't expect lots of choices for excitement but great place to live and raise kids. Maryville is a bigger place but also nice. It's about the same distance from Knoxville.I would stay away from living in Knoxville, but that's me.

You'll want to do property searches for quarantines and be familiar with Meth Remediation Procedures. Here's a helpful link: LINK
If you're on a large acre tract, very wooded, off from the main road, use caution should you come upon any of the following materials: plastic bottles containing a white or pink colored sludge.
If you see really sketchy people on the property you're looking for, be aware of your surroundings and develop possible exit strategies.
Follow some of these tips and you should be fine. Great State to live in.

Yes, research the flood maps and wildfire maps. Also, stay away from Oak Ridge. There is a nuclear plant there.

Sequoyah Hills is the nicest neighborhood in town. Close to downtown/university area. West Knoxville/Farragut area are next.
Stay away from the east side of town. If you do go to the east, go to Sevierville area.
