My mom just bought a house in Universal City which is where the big air force base is. (Grandpa and uncle live there) I forgot the price but for a house that size with an inground pool and being minutes from down town I found it really cheap. Cheaper than a house in Kenner.

Universal city is an okay area. Lots of military families in that area bleeding into Converse. More middle class than anything, lots of affordable housing.

Been here for 12 years. It’s hot as the Sun in this bitch. Can’t go outside from 11a - 8p type of hot and I love the heat.

If you’re on the left, don’t come. If you’re on the right, you have to kill a leftist and replace him in order to come.

I freaking love Austin. I’d work in town and live out in Lakeway.

You sir, are completely crazy. I left Austin almost 20 years ago after a <2 year stay, but have been cursed with being staffed on clients there, having to drive through it for vacation, etc. If you have an option, go to DFW, Waco, Houston, anywhere but there.

1. 30m to downtown? Here's a tip: if you're staying at a hotel just south of the river, you *may* make it to an office on 15th street within 30 minutes (way less than ten miles as the crow flies). Maybe. You think you're talking about Bee Cave/Round Rock/Georgetown for new construction, and friend, you are wildly, wildly mistaken to think you're making it downtown within 30m.

2. The weather is fricked (I live in Houston, so at least we get rain). There is no hotter place on earth (including Avery Island, the Middle East, and Jo'burg) than walking across the asphalt parking lot to your car. I had a consultant from SFO that thought she was going to walk nine blocks from the client to her hotel every day, that is a total non-starter.

3. If you have any option to telecommute a couple of days a week, look north of Georgetown and anywhere between AUS and San Antonio. Most of the new build stuff "in town" is in really, really, really seedy areas that I've seen coming from the SE. You may think the property looks great, but there's no chance you're letting your kid outside by themselves.

4. Austin loves to put "homeless resource centers" and shite like that near places they shouldn't be, such as bars, ATMs, schools, and residential areas. The amount of vagrants I see wandering around residential neighborhoods before 5AM is astounding (well, maybe not for you or other west coasters.) For instance, Hyde Park Gym is my favorite place to work out in the morning when I'm up there. You drive through nice looking neighborhoods with quaint houses in the area. The neighborhood is situated between north campus and a what is essentially a mental institution, and anywhere near I-35 has homeless campers walking around near it.

I explored moving out there a few years ago but things are so expensive and crowded there now that it doesn't seem feasible.

Oh damn, not too far away from me. We’re near Westgate and William Cannon. My wife and I also moved here from Dallas (in 2019).

That's a great area, we made a few offers over that way.

The two are almost nothing alike. This doesn’t make sense.

I’m in Avery Ranch which is technically an Austin address. Brushy creek park is right down the road and it’s close to Cedar Park as well.

In fact we have narrowed down our areas of interest in North Austin to Round Rock, Brushy Creek and Cedar Park in addition to some areas in the West and South West. How do you like it there in Avery Ranch? Does your neighborhood have parks, tennis/baseketball courts, pool etc.? What kind of there stuff/activities is there to do on the weekends? We have two toddlers we will be moving with, so need something fun that the kids can do when the kids are not at school.

Both have crazy political leadership……so no matter the average income the results will have similar consequences (reference L.A. or S.F.)

Try looking at Boerne. Not 30 mins to downtown Austin (it’s closer to 1 hour)

Lol. Can you even do that in less than 2 hours now? Boerne is nice though if OP was looking at SA instead

30 mins from Downtown is the killer. No new construction and Austin Proper is more expensive.
I'm out in Georgetown. 3000sqft. New construction on an acre for 8

How far is the commute from Georgetown into downtown Austin? Does it take longer than let's say from Leander?

Some good comments on here. But how old are your kids and what activities are they into, that is a big consideration along with your budget. Many good areas here for sure. My 3rd time to lIve in Austin. Good area overall but pick the area best for the Family.

Our kids are 5 and 3. Older one goes to kindergarten and younger one is still in daycare. As a family we like hiking, biking, kayaking etc. Standard family fare. The moderate temps in California allows us to do most of those things pretty much throughout the year.

It's supposed to hit 110 today and possible rolling blackouts. Sure you still want to move here?

Jokes aside, I live out near Lake Travis past Bee Cave/Lakeway and we love it out here. Prices are crazy, but LTISD is a great school district and a lot of great families out here. I am fully remote though, so if I had to commute to Austin every day I would look for something closer to the city which means even more $$$.
