do a zillow search - you will find plenty of 3/2 houses in that range. Now I'm not saying ay will be attractive, but plenty in that range.

It's more about to combination of you want new construction and be 30 minutes from 7th.
That's not easy. Where I am there is basically 0 new construction, and I'm 25 min north of 7th at 5:30am when I occasionally go into downtown.
You're going to have to get further out for new construction (Liberty hill, Leander, Bee Caves), deal with an older home, or adjust expectations.
Also, seriously, don't move here and vote democrat. Stay in California if you have the mentality that government is good.

It isn’t enough if you want to live in a quality school district. Sadly. Or to be anywhere near the lakes or green belt, much less downtown. Unless you qualify for low income housing.
I’ve been here my whole life. 20 years ago it was a reasonable place to move to and you could actually get around town within 20 minutes and avoid any lines to restaurants, bars, and entertainment. Now it’s overcrowded, extremely expensive, and has lost its soul. It’s a gross hybrid of Dallas and Los Angeles.
My wife and I are looking elsewhere at this point.
Other than that it’s lovely

Cedar Park runs north and into Leaner…Round Rock spreads east toward Pflugferville
None of these or Steiner get you 30 minutes from downtown with normal traffic

To the OP, +1 on the politics, don't forget why you're leaving california when it comes election time.
If I were you, don't bother with new construction. You can find a house with good bones w/i 30 minutes of downtown, and have plenty of cash leftover to take parts of it down to the studs if you need to.

Round rock is a bit more its own city. It has a pretty cool little downtown area that has that texas small town vibe, which I actually really love. Same with georgetown. Brushy creek and cedar park are more like suburb areas more than separate cities.

I live in Liberty Hill/Leander (hwy 29). It’s Hilly and quite beautiful but becoming expensive as hell.

Me, 1.5 yrs ago.
I am from South Louisiana. I am used to the heat. No humidity by comparison.
The allergies can be real, but do not impact everyone. They are allergies. It is the Juniper Pollen that gets people.
The housing bubble has slightly popped recently. Housing prices are leveling or decreasing.
30 mins with traffic does not get you very far out of the city.
