Would Alvarez Construction be considered in the same category as DSLD? They seem to be at a higher price range for some reason.

I've backed out of a contract to buy an existing home based upon things I learned in the inspections. Didn't cost me anything.

If you want to back out you can forfeit earnest money, if you put down earnest money, or you can hire inspectors to find an issue that the builder can't fix without substantial cost, and then negotiate a back out.

Years ago. The house failed the in-wall inspection three times. We walked, and got our full deposit back.

EDIT - sorry - we had a DRHorton house under contract, not DSLD.

They are similar but just better over quality shite(cabinets, floors, paint, etc) and bigger homes. I'm familiar with their bidness.

Yes. Alvarez, DSLD, DR Horton, Schumacher, Cretin Townsend, Level Homes, etc, etc...

ETA:Looks like some people dont like their 6 floorplan builder being called a production builder. It doesnt mean your house isnt nice. Thats just how they make money.

You see lots of dumb shite and corners cut, but nothing is the end of the world with new construction for at least the first 5 years.

One of my biggest gripes with a comparable company is those dipshits didn’t use pressure treated lumber for any of the trim boards outside. I guess they assume they’re off the hook before the issues rear their ugly heads.

Almost all of those neighborhoods go to shite within 10 years. I remember when Southpoint in Denham was all of the rage and everyone was buying in for like $90k.

Yea me and my wife have some interest in their houses my only hold up is they all seem to have very small back patio areas.

I have replaced many leaking evaporator coils in these homes. They were mostly Lennox, and a couple ADP. It was known to Lennox, and they covered it. All in the same time frame. Obviously a bad batch.

The AC sub for these houses is Bell
Mechanical out of B.R. Honestly, they do a good job. They’re different in that the suspend everything in the attic on straps from roof rafters. Not wrong, but i wouldnt do it. Ductwork looks proper .

So you buy the fixer upper with good bones and do the work yourself and double the price of your house in a year. That’s what I did and I won’t flood

We almost bought into one, but looking at the cabinets, countertops, and doors, you could tell it was cheaper materials. Glad we bought where we did and when we did, but I'm at the point of needing to upsize a bit now that the kids are older and we may be looking for a 4 bedroom back in the DSLD hood.

Truth. As someone who climbs through attics for a living, you can see the difference in quality right there. DR Horton will use scabbed 2x4s for rafters. Everything in a DSLD attic is 2x6 or greater, not scabbed, and fully insulated. It’s really eye-opening to just compare attics between the two of them.

I did it and I don’t regret it. I did it during the inspection. The cabinets in the house ended up being two different colors and they refused to replace them.

I told them I didn’t want the house if my cabinets didn’t match. Lost my $1000, but I don’t regret it.
