Am I responsible for water drainage in a rent house?

I just moved into a rent house in August and it’s in an actual neighborhood. Like 10 ft between houses and what not.

Well it’s been raining like a mofo in Dallas the last month and my neighbor came over when I got home from work yesterday and started bitching about how the water from my gutters completely fricked up his drainage system in his yard.

Said he was having to get it completely re-done and there was a crew doing it this morning.

All i’m Wondering is am I responsible for this? I don’t know shite about property damage laws or drainage systems.

I mean my gutters don’t look incredible or anything and probably could be cleaned out, but is this something I just need to pass on to my landlord or what?

if there is an issue, then it would be on the landlord not you in this situation

If only there were some sort of legally binding document that outlines tenant versus landlord responsibilities that both sides agree to and sign to formally define the terms of and initiate a lease.

Perhaps you should read that lease you signed to see if the gutters are your responsibility. Better late then never!

Is yard maintenance included in the rent? If not it's your responsibility to maintain it.

The person who owns the house is responsible. Tell them to take it up with the owner.

with the recent heavy rains in the DFW area it's possible that it was a one off and the neighbor is acting like a little bitch, that being said, renting a house is not like staying in a hotel, tenant has to assume some responsibility for certain things, I can't believe some of the stupid, petty shite my tenants call me about

My landlord is a family member and here is no rental agreement, at least on paper.

Its not your house - tell the landlord to take care of his shite. You want a good relationship with your neighbor, especially as a tenant so they wont bitch to the LL about you. Trust me, I've been both a tenant and LL. They last thing I want is my former neighbor bitching to me about whatever tenant is in the rent house.

ETA: if you agreed to do yard maintenance, thats not the same as maintaining gutters, downspouts, and site drainage.

Unless there is an agreement with the tenant to make exterior repairs, the landlord is responsible. And that agreement better be in writing.

In that case I'd just call him and ask if he wants to look at it. Sounds like the neighbor is over reacting.

I've had one call me because the toilet seat was loose and a weed (one weed) was growing next to the front door. she was cute though.

Doesn't matter. Landlord's name is on the deed. It's his/her responsibility.

Just tell him to have his attorney contact the owner of the home if there is an issue.

Don't cause shite for your people like the OT is advising. People appreciate it when you look out when you dont have to look out.
