I feel like the pissing match this has turned into is distracting from the interesting part of this thread, which is why the frick this guy thinks rain water from your gutters caused his entire drainage system to collapse. I’m genuinely perplexed by this and it’s going to annoy the shite out of me until I get more answers.

I get there’s been a lot of rain, and it’s probably just because of that, but I’m still curious how this neighbor arrived at the conclusion that it’s due OP’s gutters and how the damage was so extensive he’s got to have a crew come fix it.

We had record rainfall and so those gutters were probably discharging more roof water than they ever have. The water probably flowed through his property at a good flow rate and damaged his plants. You can put riprap (river rocks) where the gutters discharge to slow down and spread the flow of water but we had so much rain in a short period of time his yard still would have flooded.

Either tell him to call the owner or tell him to prove its your gutters causing problems with his crappy drainage system.

probably a whiny assed, "I'd like to speak to the manager" type dude with white sunglasses that bitches about everything, and it's always someone else's fault, and likely knows that it's a rent house and is trying to get something out of the owner

unless yard maintenance is specifically outlined, it is assumed the owner of the home is responsible.

He's now claiming that's what he said despite its clearly not. He's also whining about the lease of which there isn't one so he's double wrong.

Like I said, I have no clue how he came to this conclusion either.

It looked like the crew this morning was digging out the original French drain (these are the ones that are underground, right?) in his yard and installing a new one or repairing it.

When he was trying to describe the issue he mentioned a walkway between the two houses (between my fence and the side of his house, probably 6-8 ft wide just eyeballing) used to be level and now it’s somewhat slopes down from the erosion caused by my runoff.

I just moved in a month ago so I have no clue if he is bullshitting me or what.

The rain started Friday and any drainage problem would t have been apparent until Saturday. The guy probably wouldn’t be able to hire a reputable crew to do this work on such short notice. Sounds fishy.

Did he make any changes to his yard that might have affected the drainage since the last big rain? In DFW, that was months ago. Did he put sod down, move his fence, put down a walkway, etc? Did you/your landlord?

Although you might not be responsible for immediately cleaning the gutters or whatever, you might be responsible for helping to minimize damage after being notified. That doesn’t necessarily mean getting out a shovel and doing work but you have a duty to notify the landlord. Your landlord will also want to review the remediation plans to see if they will hurt his/your property’s drainage.

Rains like we had this past few days only happens once or possibly twice a year. He shouldn’t be in a hurry to fix whatever the problem is. To be honest, he was probably mad that the house is a rental property and has been waiting to complain about something.

It’s a four bedroom house and I’m the only one there lol. And I work from 7-6 every day, so I am almost never home

I went home about 30 minutes ago because I had a package get dropped off and stopped to put it in the house and the guy had his freaking camper in my driveway
