There is a gap still between Celina and Gunter, it is going to depend when they get DNT moving north of Celina. They are still mostly service roads from 380 to Celina. There is also the drama in Gunter around the BNSF expanded train yard.

I live in a Highland builders home. They are probably the best home builders in texas for non-custom houses.

Your town is probably old and already built out. This is a rapidly expanding area.

I just need it to stop in Collin County. I need Grayson County as a buffer from the sprawl and undless development.
I hardly ever go on the DNT, just 289 through Gunter from 82.

Yes, absolutely. To the point where I almost feel you are being sarcastic.
I have 3 supermarkets within a mile of my house. Also a smaller neighborhood grocery under a half mile that I can walk to without even crossing a major street.
If I want a coffee, or a beer, or a sandwich, I have a number options under a mile away.
I get making that compromise to live somewhere quiet and rural. But to be packed in like sardines and have nothing but other houses for miles in all directions is insane to me.

Proper's population was around 9000 in 2010, 30,000 in 2020 and estimated to be 48,000 in 2025. 800 homes for sale seem kind of low now
It is basically nothing but new home sales. Prosper is not a suburb of Dallas, it is a suburb of Frisco which has a population of 239,000. That is more people than Baton Rogue. Collin County (where Prosper is) has a population of 1.2 million people, that is more than 8 US states.

I don’t understand why people work remote then live in a big metropolitan area. If I worked remote full time, DFW would be the last damn place id be.

Plenty of remote jobs require you to be a certain distance from a major airport for travel purposes

And fully remote jobs have shown recently not to have the job security. You don't want to buy a house out in the sticks and then get canned and have to move back to the city.

In my limited experience it depends on the job and where you are required to travel to. There are some where I think a Tulsa would for sure satisfy it
