States are kind of big. I'm not sure why you would choose Missouri 2nd. There are better areas in Alabama to live if you ask me.

Missouri is fantastic if you're at least an hour from St Louis or Kansas City. Grew up there and my dad lives on the Lake of the Ozarks there. Of the places I've lived, I would definitely consider moving back to rural Missouri.

Alabama has beaches. I would rank that ahead of the Ozarks.

Smith Lake is also really nice.

To each their own. I've been to Alabama and parts of it are nice, for sure. After having lived 1/3 mile from the beach before, I'm over the beach. Give me land as far as the eye can see that belongs to me. No neighbors, no rules and no regulations.

I still like the ocean and I still love to scuba dive, but I don't want to live near an ocean and deal with storms and high insurance and shite like that.

I'm guessing the whole point of this thread was cost of living. Couple that with zero state income tax, and I'm guessing that's why. That being said, if you get away from Nashville, or some of the lake villages outside of West Knoxville, most of the people you talk to will still have an Appalachian twang.

Preach! Except I'm still in Alabama. We found 20 acres in the school system we wanted, with a shitty 2k sqft house on it.

Secluded in the woods, have a pond, chickens, pool, and hot tub. You can't see another house, road, anything from my property. Truly secluded and it is my happy place.

I would have thought so too before I moved back here. Insurance, sales tax, cost of groceries, etc. is way more than I expected or remembered. We moved here from Ohio and were a little shocked at the cost of living here, and I'm in North Louisiana.

Another site has us 10th in affordability.


Biggest diff in their list is Tenn is 18th in affordability and GA is 25th.

Upper Cumberland area of TN is booming right now. Cookeville and Crossville areas and surrounding counties. Lakes, waterfalls, golf, senior amenities and fairly safe with good schools and great internet service. Plum area for remote workers and seniors. Local jobs could be better.

But our metrics look no different than a ms or arkansas


And us 3 states with texas consistently have the lowest gas prices in the country.


And Arkansas has income tax, like we do.




Yahoo finance has Arkansas at 86 col, MS at 87 col and LA at 88 col.



Ohio at 91, texas at 97, GA at 96, tn at 92.

So anywhere you look we are still one of the cheapest states to live.


Whether that's top cheapest 15, 10 or 5. We are one of the cheapest.

odd thing about these rankigns is other states with low cost of living also have high home owners insurance.


obviously florida is the outlier, its expensive to live and has high insurance.


But nebraska, oklahoma, kansas, all have high home insurance rates.
MS in the top 10.




If you want low insurance then Alaska, vermont, delaware seem like your landing spot.

We actually just left Knoxville about a a year and a half ago and moved to the Upper Cumberland area to be closer to family. We're just outside of Cookeville - close to Burgess falls state park. We love it here.

You should see the liquor tax when you eat out in the Bentonville area. It’s freaking absurd and there’s not a ton of information on it.

I strongly recommend anyone thinking about living in Oklahoma just head a few hours south to Dallas. Much much better place!
