Also check out Overstock. I got a leather sofa/loveseat for $2k.
Also check out Amazon for the mattress. They have a memory foam mattress that has awesome reviews for around $600 for a queen. You don't really need a boxspring with memory foam. Just get a platform bed with some storage underneath.
I also bought some pieces for the new house at a unfinished wood furniture place. Its simple designs, but real wood, not particle board crap.
Take your time and buy quality pieces as you can afford it. Go cheaper on things like end tables, but get quality sofas, chairs, bed etc.
Craigslist and consignment shops can also be great places to look

My friend bought a lake house near Andalusia and she bought a lot of items at the local Episcopal Church Thrift shop. You'll want new mattresses but you would be surprised at the quality of stuff that those rich Episcopalians throw away.

Is this doable on a 4K budget
What's your budget for the other rooms?

Fill the house with garage sale/thrift store stuff, and go a room at a time replacing it with high quality furniture as budget permits. I'd budget 4k per room (dining room, living room, master BR). Buy a cheapie mattress for the guest room.

For smaller furnishings you can get some good stuff at garage sales. Check out nice suburbs early Sat. mornings.
I've got 3 wooden book cases in my house that I got for $20 apiece. Would have been $100 apiece new.

May be looking at closer to $6000
Yeah - unless he wants to go just bare minimum (skip an end table or a couple of night stands), I think $6000 is right at the floor, and even with $6k, he's going to have to keep his head at the mattress store.
