Wife and I were told we have immaculate credit and got 4.75 after searching this past summer and closing in August. I had an idea the rates were going to trend up some so we started looking a little earlier than we were planning. Worked out because we found the perfect home.

Locked in last week. Was quoted 4.75 on a 30 yr with no points, bought it down to 4.625.

5% isn't high, it's just that rates have been abnormally low the past ten years.

Bragging rights for a $600k loan?

Rates need to climb higher. We’ve been living like a greedy piglet off of these artificially low rates for too long.

Could put it on market tomorrow for 1.4M and it would sell in less than a week. Built it for 870k 2 years ago. So yeah, I’m bragging about 600k debt at 3.75% on a 1.4M asset.

How accurate are Zestimates?

Serious question. I see them on their website but never really researched how accurate they are.

They can be off 10% in either direction in my experience

I was lucky enough to have a home that was paid for when Interest rates were low. Pulled out some equity at 3% with Wells Fargo. Not in a hurry to pay that back.
In 1981 interest rates were 18% on a 30 yr loan. What would that do to people today with their 8 year truck loans?

I purchased my home 2.75 year ago for an interest rate of 4%. I was upset that I didn't get under 4. Sorry to hear this you guys.

My equity has went up 100,000 dollars since I purchased. I do not want to buy a house right now. Prices are way too inflated.

Well I got a much lower rate a couple months ago, but the alternative for us was rapidly rising rent and space was becoming a premium with a kid and planning for more in the future.

I think owning a home is overrated as an investment, but since it fulfills a necessity, it’s still often better than the alternative, especially if it’s not a short-term decision.

My understanding is that your primary residence should never be considered an asset. Home ownership is such a pain in the arse especially when the SO watches HGtv all day and the “good idea fairy”, my MiL, ALWAYS has suggestions.

Still an historical bargain.

I assumed a 9.9% mortgage from the seller on my first house in 1984, the going rate for a 30 year at the time was around 14-15%, it felt like I had stolen the money from the mortgage company.

Smart man. Leveraging cheap money is the best way for most of us to build wealth.

I just locked in a 30 for 4.75%. That was up 1/8 over the week before. That is still an extremely good rate, but sucks considering I'm at 3% on my old house, which was a 15 year fixed about 6 years ago.

My parents bought the house I grew up in back in 1981. Rate was 16.75% or something like that. On top of that, they put my Dad through the ringer in terms of applying. He had to list character witnesses and the bank actually called these people to make inquiries about my dad's fitness to pay back the loan.

On a side note, we bought the house for 78k, sold it 10 years later for 275k and a few years ago the couple who bought it from us sold it for 1.2 million. So even at that crazy interest rate, pops made out ok and the couple who bought from us made out like bandits.

My new home will be finished up this week so we will be closing on the loan next week. Got quoted 4.15 on a 15 year fixed and 4.75 on a 30 year fixed.
