Home warranty ?

Anyone had any experience with a home warranty company. Good or Bad ?

My parents bought a previously owned house that came with a warranty and after a couple of months the disposal went out, followed by the a/c. The warranty covered both.

my experience is they are mostly useless, at least for the couple of things we tried to claim with the one we were handed when we bought this house. In our case that was water leakage in one area and something else I can't recall.

Good experience so far. If I would not have had the warranty I would have spent $1600 on my AC, so I have got my money worth.

I always recommend purchasers get one when buying a home (not new construction). Personally, I got a new air conditioning unit out of mine.

I have had only good experience doing some flip houses. I've certainly gotten more out of them than they from me, counting some with no claims. I've only used Old Republic.

---Good Inspection is even more important than warranty. If you are a BR buyer Tony Dodson 225-229-1990 is the absolute best. A few bucks more but worth every penny. If you are a seller and have any say I would choose Advantage.

well I guess my experience was the exception, and we had Old Republic, too.

fwiw, many selling agents will through in footing a $300-400 home warranty policy.

Our agent bought us an Old Republic warranty. We used it when our disposal stopped working. Had no problems.

i guess its like almost anything - some people have good experiences some bad experiences. if the good outweigh the bad then the company will be around - if bad situations don't improve the business will go elsewhere.

They get a commission on ordering the poslicy. Whichever agent orders the policy usually gets something like $60.00 back.

As is the case with any insurance, companies offer it because odds are they will make more money off of you than you will make off of them, and that is after they pay a commission. If you decline every warranty ever offered to you, over the course of your life you will most likely come out considerably ahead.

has been good for me- bought one on an older house I sold - it covered the AC that went out before we closed, bought one on the new house we bought ( house was 3 years old- in year 6 both hot water heaters and microwave went out,

This is true, but a home warranty is a good hedge against the unknowns when purchasing a previously owned home.

the profits in the warranty programs are very small, fwiw la. has had two home warranty companies pull out of the state (thye also pulled out of approx 12 others) and a third went bust. margins are small if they are doing their job.

I am a supporter of this thought. Buying an older home is one of the few exceptions I would make. I've flipped BR midtown houses and come out far ahead.

I wish there was an opt out of warranty for cash on many items. Kinda big but I would do it on cars. I hate the anguish of dealing with car warranties. I'd take a 10% off the list for no warranty at all.

Please do not ever buy any of the store offered extended warranties. They have to be the worst of all.

they generally don't cover a whole lot and are more trouble than they are worth. real estate agents push them b/c them get commission.

We bought a 25 year old home last year. Our agent gave us a 1 year warranty with AHS (American Home Shield). We had to use it last week. I was skeptical, but we got good, fast service on our AC. The ARS (rescue rooter) technician said that he put in a $400-500 fan, but would only get $145 for it ($60 from our service call fee and $85 from AHS). So, according to him, it was a loss for ARS.
