What about 15 year? It should actually appraise for more since I've added a mother in law suite thus the heloc. Credit score 775. Sorry should've included that originally.

I'm expecting 230k at a minimum but more realistically around 240k+.

With the conservative appraisal number of $230k, I made the loan amount of $183k to keep you under 80% LTV ($154k + $17k + $12k case out). The 15 year rate is 2.5% with a P&I payment of $1220.
If the appraised value is $240k, and you would want $20k cash out, the 15 year rate would be 2.5% with a P&I payment of $1275.

Appraisal of $450. Pay off of $170. Looking for low rate on 30-year, no cash out. 800 credit score. Any thoughts on rate I could get?

My mistake, I thought you had paid down $170k so I had put down a loan amount of $280k.

What’s the most a seller can contribute towards closing on an FHA mortgage? I see 6% online, but a broker told me 3%.
