Doing groundwork on a refi... 30 year... $170k... appraised for $415k in May, credit scores in high 700s.
Located in NE LA.
Quote 1 was for 2.75%, no origination fee; 2.5% for 1% origination fee.
Quote 2 was for 2.625%, no origination fee; 2.5% for 0.5% origination fee.
These quotes seem pretty much in ballpark... wondering if there's anything better out there. Figured you guys would know.

Today I am pulling with the scenario you gave, 2.5% with monthly payments of $672. That does not include closing costs or escrows.
If you wanted to include that so you would not need to come to the closing table with case, add an estimated $10k to bring the loan amount to $180k. You would have the same rate with a monthly payment of $711.
20 year is 2.5% with $954 payments

Hey if you could pull a quick rate 15 and 30, Looking to Refinance ~$230k house worth ~$350k. Credit score is ~ 825.
Current terms is 30 yr @ 3.5 with about 21 years left.

Many people are putting a year of escrow because theirs expire at the end of 2020. With a year of homeowners insurance and taxes, Id say about $6500 in fees and an additional $850 if you need appraisal and survey

In early November our LE was quoting 2.25% on a 30 year fixed RD loan. We got 30 days out (lender minimum for lock) and I messaged and called our loan officer for the lock multiple days with no response. Today, they finally get around to calling me and apparently the rate has gone up to 2.75%. What gives? Is this BS that they dragged arse on locking a lower rate for me? Or can the LE legally have a teaser rate and a week later they jack the rate up? Too late to switch lenders.... just wanna know if I should confront them about the delay.

Anybody used Costco for a mortgage? Under contract to buy a house in Nola now and my realtor is recommending Eustis Mortgage for financing and Crescent Title for closing. Pretty sure Eustis will give me a good rate but didn’t know if I should look at Costco or elsewhere to save on closing costs. TIA!

I got 2.8 on 30 year last week with 3% down.

I use a system that compares all the title companies in whatever search area if you want to see the differences. It is usually a couple of $100. I am not sure about Costcos services but I always recommend people stay local so they can get answers and typically better customer service.

are you a lender? If so, are you licensed in SC? I've been shopping around and got quoted at 2.625% for 20 years last week, 2.75 for 30 and only like 2.5 for 15....so I haven't been enticed.
Currently at 3.38% 30 years.

I am back working now feeling better so if anyone needs scenarios run let me know. Rates and pricing have improved today.
