2.875% is what i call par rate right now on the 30yr product. that means they should waive that high fee!

that was last wednesday, rates started climbing late thursday. that low LTV helped big time with that rate

so Fannie and Freddie annoucned an across the board rate increase of .5% on all refinances. If any of you are on the fence jump! This is why the 30yr went from 2.5-2.875% this week. Thankfully we priced the jump in late last week and my rates didnt jump up this morning.

My banker was going to lock in My rate tomorrow. You think this will be too late for me?

My LTV is less than 60%

Yes everyone refinance is hit with it regardless of LTV

We got the alert this morning they didn't even give a heads up

We've got Morgage Action Alliance already sending out emails about lawsuits and lobbying against it

depends on when they priced the rate jump. if he quoted you last week and your trying to lock that rate in i wish you the best of luck.

Thanks. Is it possible to close in 2 weeks? (Before sept 1). Our applications (W2s, tax returns, everything...) are in th e banker’s possession.

I went through HW as well. Same origination fee, no points, but as stated earlier at 2.625

every bank is different on turn times. if you expect to close in two weeks i hope you banker has started that loan.

Update on this, my closing date was set for September 1st.

Do certain lenders have a limit on the number of refinances that they can process in a given month? I was originally told it couldn't closed be before September 15th, but was told this morning that it could be before then as long as it was still in September. So, I just chose to schedule it for September 1st and that was fine with them.

Overall, it's going to take about 4.5 weeks from the beginning of the process until closing, which I'm okay with. I'm just curious.

I got bumped from 2.125 to 2.375 (no points) on $510,400. I’m happy overall still. $5000 closing though
