Closing this week on a 10-year refi at 3.125% (down from 3.5%), no closing costs. Probably could’ve gotten lower but its my local credit union and they won’t sell the loan, which is important to me.

Looking to get preapproved as soon as possible. Recommended lenders with the best rates currently? I’m seeing a lot of 3.125% for a 30 yr fixed. Excellent credit and 20% down won’t be a problem.

They are higher depending on LTV and credit score

Just agreed to purchase house at 295k with 70k down.. wife and I Both 760+ credit scores.
The broker that we got pre approved with was hitting us with 3.6 rate.. getting a different quote from another broker tomorrow so hopefully we can get one of these 3.25 ish deals I keep seeing out there...

If you're planning to keep the property long term, ask your lender if you can "buy down" the rate. It makes good financial sense to pay a few points up front to secure a lower rate for 30 years.

You never "have to" buy down a rate, but that doesn't mean it isn't financially prudent to do so, regardless of how low the rates are.

that broker needs his head checked. locked a 15yr rate on highloan value at 2.5% this morning.still locking 30yr rates at 3%. my email is in this thread if you want to take advantage of this

For those interested I close on my refi loan tomorrow with Assurance in BR. They have been straight forward and easy to work with.

Locked in at 2.625% with no up front points on 4/30 on a 15 year fixed.

Total loan costs (lender fees and title fees) on 158K loan $2,597. Other loan costs (prepaids, escrow, etc.) $2,276. Paying closing in cash.

Was at 22 years left on a 30 year fixed at 3.75%. I will save approx. $40k in interest with new loan if loan is paid out as amortized. Monthly note is increasing $192 per month.

I locked in with Assurance last week on a 20 year at 3%. Was 4 years into a 30 year so I’ll save a considerable amount in interesting. Not sure when I’ll close yst
