Best ways to earn passive income on a vacant lot?

Looking to make money with minimal effort involved (I know, aren’t we all 
)
Thinking about purchasing a small vacant lot because I’d be getting it for such a good deal. Instead of just flipping it, I’d like to hang onto it and make some side money.
Lot is just under an acre and zoned miscellaneous. It’s in a small town of 30,000, but located right on the main road through the town and is very heavily traveled. I pulled the numbers from DOT awhile back, and the volume of cars/semis/etc that pass by this lot daily is pretty impressive.
I’m open to pretty much any and all ideas. While I would consider opening some random business, I’d almost rather create something or rent something to others, where permanent buildings would not be necessary. Definitely looking at minimal start-up costs if possible.

I'd near a larger city you could rent it for a a Christmas tree lot for a few months.

Not really passive. They need a good amount of maintenance and it needs to be easy to get in and out of or people won't stop

Put up a fence, get a lock that allows you to change the combination.
Rent out for storage.
Or put a gate with a keypad, but thats more money.

And a fireworks stand during 2 months of the year.
Not sure if Girl Scouts would be ok with you taking a cut, but they might be interested in a seasonal fixed location.
Invite portable generator vendors before hurricane season.
Other fundraising groups might have seasonal events where you can take a cut.
Food truck lot sounds like a good idea too. But with picnic benches, you might need to bring in some portable toilets.
What utilities currently exist on the lot? Water? Electricity?

You could park an RV there and rent it out for $2,000 a month.
Some others have said ice biz. My dad owns around 20 twice the ice machines. They print cash but it is a frick ton of work.

Dump a small gravel parking lot, and rent it by the day, weekend or week for food trucks, fireworks, plant stands, etc Donate to local organizations for chicken dinners, burger burns, etc to help with taxes.

Does it have utilities on it? How close is your nearest coffee shop / snowball stand?
I wouldn't build it or run it, I'd simply put in the utilities for someone else to build or set up a shop and sit back and collect a fee or percentage of business.
