Yeah, I forgot until after I already posted this thread. That was several months back, and a different lot. That lot I was looking to rent, but the deal fell through due to ingress/egress issues.
This new lot is slightly smaller and I’m looking to purchase it. Same town and same road, just different location and different circumstances.

Roadside attraction. A snake pit should not be too expensive to make. I would also try to make the world's 12th largest ball of twine, and 10th largest frying pan. Being first is tough, and they will be gunning for you. Once you set it up, the money just rolls in.

As someone mentioned before if you can put rock down and fence it, you could rent to truck drivers by the month for parking and bring in $100-150 per truck. One of the biggest issues they face right now is finding a spot to park their trucks. The ones in my area are all full.

See how much Lamar will pay you for a monthly billboard, then look into building your own billboard and renting it out yourself.
Look around and see what other boards are on this road, (size, lighting, etc)
Find out what advertisers are paying for boards.
Make sure you can secure the permits for what you want before you make commitments.
And try to build the board somewhere so that you can still do all the stuff suggested above.
