I was thinking about a move, but seeing rates has me reconsidering. Hasn't been enough of a pullback in the market to offset these interest rates.

My move next year will include going from a 3.25% rate to 7.0%+ (even with an 800s credit score). Disgusting. It’ll be worth it but I’ll be itching to refinance the second rates do come down

Sales are tanking but look at home prices. They’re still holding up and not coming down much at all.

In what I'm generally looking for, I've seen reductions here and there... Normally 6-8% from a handful.

Was hoping to get a re-sale in a new build community from someone jumping for work and having to compete with new builds, but the builders offering low 5 interest rates makes it a wash now.

The wife and I (mostly me) want to downsize, but we’d be paying more per month for a smaller house. We’re married to our rate until we become cash buyers or have a change in situation, I guess.

No sense in hoop jumping with better rates on new.

I’ve seen this statement repeated on MT for more than a decade. It wasn’t until after Covid that people stopped posting strategies for keeping money on the sideline to be ready to scoop up beachfront foreclosures as soon as the real estate bubble popped.

Only prices that will significantly drop will be those in a rush to sell. If any market drop occurs, it’ll only be temporary until rates drop and they’ll recover. The supply isn’t there to drop prices drastically. When rates do drop, everyone who has been waiting the last four years to buy will enter the market driving prices even higher. I work with two people that have been outspoken about just staying renters until rates drop. I could see a small market correction, but nothing mind blowing here in the local area.

Good, home prices need to come down to pre-covid level. Rates are not the issue, home prices are.

They dropping pretty good in DFW.


Edit -
Looking at Zillow for near me
Down 5.4% over the past year
62.6% of July sales were below asking price.

Maybe not that big of a drop, but it is a start.

This is what I posted.

Nobody was getting 9% for conventional loans under Biden.
