the only mom and pop pizza place near me, been there 20 years and was always busy, had to close due to rising rent. The landlord wouldn't work with them. That spot has now been sitting vacant for at least 3 years. Dumbass landlord has now fricked himself out of about $150k minimum.

I think your premise is 100% spot on, we have more disposable income than we know what to do with, but we eat out much less than ever. Why, even when you have the money, there is cost/benefit analysis that you do in your head every time you consider dining out. It just seems like a waste, I can buy an incredible steak and prepare it as well as Ruth's Chris for a less than half the cost. I can buy fresh shrimp, crabs and oysters the same way.
Maybe we are jaded, but there are few restaurants in the area that have a "wow, that was an incredible meal" factor.
Then the health aspect, restaurant seem over-salted, too much fat, not enough flavor, I watch carbs, try to find options, good luck.

Middle tier restaurants are now just as expensive as high end.
And none of them can find good help.
