Looked closely at the map …

So the businesses at northgate can be required by council vote to pay extra sales and property taxes which then are given to the developer of the new entertainment district?

I must be reading something wrong.. why would you require someone to pay for your competitors business ?

It's owned by LSU though. So if they're needing a special tax to buy "public land", it doesn't make sense.

From what it seems like, the economic district has been made, but no taxes have been decided yet, and they are leaving that discussion open as a possible funding source to supplement the TAF money.

As of now, it still looks like TAF (a private entity that doesn't have to respond to FOIA requests) is still in control of the project. This is probably by design so they don't have to go through all the rigamarole of the public RFP process and accepting the "low bid" as if it were a government contract.

If the development district is limited in size to the arena and parking lots, that's fine.

Looking at the current map, it may incldue additional areas.

But the development district is, technically, a government agency, and so, technically, anything the development district does should be public record.

So if a development district tax is going to be used to help fund construction, I'm not necessairly opposed to that, but that does mean it needs to be an open process.

It is possible that we can build a nice, new arena, and it be done via a process that doesn't stink to high heaven and have tons of foolishness involved.

We can do this in a fair, open process.

Now this being Louisiana, it would be a new concept for us. But what if we actually tried being honest and competent for once?

It’s like our local news agencies actively work against anything good for this state. Nothing can ever be positive, they feel the need to sabotage things before they even happen. It’s infuriating.

Where did you see this? Everything I read said the developer would own the building and make money on all the non-LSU events. I don't recall seeing anything about ownership of the arena transferring to LSU.

Most PPP deals transfer back to the government after so many years?

Why? Because the developer doesn't want a fully depreciated asset that will have higher and higher maintenance costs as it ages.

So transferring it back isn't exactly a selling point to me.

Let the district have a new tax. Build out an entertainment district for the golf course on lsu land. This way lsu can retain the rights to the adjacent parcels and have final say on their use. Aka not have section 8 housing everywhere and have legit bars and restaurants

Louisiana is already overtaxed. This attorney and Enquist built Americana in Zachary with a similar tax and nothing of value has been added to Zachary from this tax. I'd be very leery of this setup.
