That is your tree now, luckily it is black walnut.

Unless it has heart rot from Phellinus igniarius or Laetiporus sulphureous either will leave little viable lumber.

If you don't tell us what state you are in, you won't get a meaningful reply. As an example, many of the answers already provided are wrong if you are in Louisiana.

Neighbor’s tree fell last night and fell on my property

Need more details. My next door neighbors had a tree fall on the house behind them. It was a 30' tall tree that fell during the big freeze a couple years go. Ended up being super heavy on the branches, snapped, and landed on one of the valleys of the neighbor's roof. From my understanding, the "victim" had my neighbors take care of it. They cut the tree all the way up to the property line/fence. Didn't remove the rest of the tree until way later on. The stump still existed for several months. I'm assuming this was done out of pocket and not filing a claim.

Victim roof looked fine. it almost fell perfectly into that roof valley. I'm guessing as long as there was no serious damage, they just wanted my neighbors to have the tree cut up and off their house.

That is your tree now, luckily it is black walnut... find a guy with a mobile mill, I am sure someone would gladly come mill it and take it off your hands. I'd personally pay someone to come mill it for me... Black walnut goes for $9 a board foot here... it might be the best domestic tree for a homeowner to need to get rid of.

Consider yourself lucky.
If the tree damages your property or if any part of it is on your property, that part is your responsibility (unless it was a known hazard that you have certifiably documented and warned neighbor to remove).
Back to the lucky part.
Somebody will pay for the privilege to remove that tree and harvest the wood.
Be glad it wasn't a 60 foot tall sweetgum.

What about a neighbor's drainage problem with water and silt bellowing on to my driveway and yard.
Is that also a "my property - my problem" situation???

Different situation that's worthy of a new thread. Most likely not your problem and you may be able to force them to remedy the situation as well as either fix their drainage and/or make drainage improvements to yours
