Just had a new fence installed and looking at options to maximize to the longevity/appearance.

Many house in the neighborhood have what looks like a brown paint which I've been told is a water based Paint/Stain... anyone familiar with this?

My dad stained his cedar (I think it's cedar, at least) fence. Looks great.

Cedar.

Personally, if mine, I'd just use a clear sealer like Thompson's Water Seal or similar product. I love the look of cedar.

Ok, so if paint is the answer my next question is best way to apply it.

It's a shadow box so brush/roller seems extremely inefficient.

Don't have any equipment to spray so I'll have to rent/buy a sprayer?

Go buy a bug sprayer at HD or Lowes for 20.00 and spray Thompson oil based.

I’m in the exact same situation, cedar shadowbox fence. The west side won’t be installed until that house is complete and then I plan on staining. Will waiting a few months do damage to the cedar if I leave it as is? Should I stain/paint what is up now and then do the other side once complete?

get an acrylic {latex} stain. you can get a solid color that looks like paint or semi solid, semi transparent or transparent. All depends on how much grain you want to show thru. The more solids ,the better it holds up. I recommend arborcoat from ben moore, although S Williams has a good product as well. oil stains are good but messier and mildew a lot quicker. sprayer is your best bet
