Estimate for Home Addition

Looking to either move into a larger house or add on to existing. Leaning towards staying and adding on, but I have no real idea of what it would cost to make the addition we want. Are there services/tools online to do this? Figure contractors don’t really have time/bandwidth to give these types of estimates if the work isn’t immediately. following

if you were to budget about 125/SF for the addition you probably won’t be too far off. That should cover you including electrical HVAC and plumbing. If no plumbing it will be less.

What I would do if I were you is sketch up your addition as clearly as you can, and use the internet to price various components/finishes etc so you can get a realistic budget, then when ready get estimates. One thing I can promise you is that you will get better responses from the market if you have drawings

also, you will be best served by a contractor who can do design/build as opposed to hiring an architect (assuming your addition will be permitted)

I imagine you would go with a safe estimate of $250/square foot which is the price of new construction for Southern homes in the last few months. Not even the fancy semi custom homes. $125 seems like you're building bare bones, not including utility hook up and plumbing.

an addition shouldn’t be as much
assuming it’s designed to bear on the structural frame of the existing house it can be done economically within the range I gave.

stick frame, right angles, single story, simple design. I’ve done it

assumes electrical service, hvac, sewer and water are already in place and just extended

Thanks all for feedback.

Definitely seems like a headache but, with transaction costs and higher interest rates, seems like we are really stuck where we are (Metairie) unless we take out a huge mortgage.

Biggest unknown at this point is the foundation. Would be expanding our existing slab on grade house.

Spin-off comment. My sister is remodeling her kitchen and new cabinets, counter tops, island countertop, faucet, sink, replacing tile floor, installing recessed lighting, and paint is $69,800 estimated by first contractor. $67,000 by the second contractor. Her kitchen is not a huge kitchen.

I was shocked at the numbers but what do I know.

Hint: what an electrician once did for 8 grand (pre-covid) is now over 20. And that's just chatting up a guy I know.

Priced anything lately such wire, cabinets, shower doors, screws, or labor?

We completed a 1k sq master suite addition with an enclosed garage that ended up costing 200k.

Have some migrant workers outside of Home Depot do the demo, floors and painting. Then get a new quote on everything else.

OP it will help greatly if you have any drawings from the construction of your house. If you do, I would be willing to draw the addition for you which will help you get a budget together

End of calendar years are not as hectic for me. I’d have time to give you an assist

I did this about 12 years ago. I brought my existing home plans to a design place and they drew up the plans based on some general ideas I had. Added three bedrooms and a full bath. Lost a bedroom to access the addition.
