Cost of new floors

If you were redoing the floors of a house in Kenilworth ($300-350k), what level of vinyl plank floors would you put in? Looking at Lowe’s and there is a wide range of flooring options.

House is roughly 2k SF. Is $2.50 range good or closer to $4?

I thought I remembered there being a long thread about new flooring and the agreement was that this was the way to go.

What would you suggest for “wood” like flooring?

They put luxury vinyl planks in million dollar homes these days. It’s totally fine in a 350k house.

Try Flooret brand. Just put it in ours and it looks good to me. Haven’t lived on it yet to determine durability.

Why not? Just curious. If you have a family, dogs, in and out a lot, etc., then this is a good choice. Very durable and with withstand a lot. Plus, whatever area you are in, sadly a $350k house isn't what it used to be 20 years ago.

I just put down Coretec HD Plus. Bigger planks, the engraving matches the wood pattern printed on them. Beveled edges. Looks really good. Get prices from some of the wholesalers who ship in Tn and Ga. weshipfloors is a big one. Then take their price to your local dealers to see how much they will match.

I have these and love them. Substantially more expensive than “luxury vinyl” though.

I used cali bamboo LVP. I think it was about $4 sf not installed. I didn't want the floors but my wife did. She was correct in choosing at as it has exceeded expectations.

I don’t remember the exact prices but we put a lower priced vinyl plank in our den and the next year did the rest of the house with a more expensive brand and the difference in quality is definitely noticeable.

I'm completely with you, but this board loves the cheap look.

To me it is akin to gas laterns with lightbulbs in them or tile with a screen printed pattern on them.

I believe people are installing in $350k homes. It is a trendy product right now.

LVP is going to age like beanie babies though. People will be ripping it out in a few years like people are ripping out click and lock laminate now.

It's glorified linoleum.

I would say real wood, but man my house now had hand scraped wood floors and my dogs tore them up. Went with a really good laminate and haven't had any problems. I used to think any high dollar house should have real wood, but not anymore especially with the new vinyl and tile wood planks.

We considered LVP for our remodel, looked at all the high priced stuff, compared wear layers, bevels, blah blah... then I saw the pattern we were leaning towards installed in an empty room and said NOPE. You could see the same knot and pattern over and over. So I went back and asked all the manufacturers, how many board patterns do you have? The max was 7, average was 4 or 5. Maybe in a bathroom that would be ok but in a large open floorplan that would drive me nuts.

So we went with wood.

Personally I'd use whatever I wanted and would tell the holier than thou to jump from the top of a high roof.

However I'd never put one type floor throughout a nice house. Some rooms like a laundry or external entrance utility room literally beg for LVT. Others like a kitchen and bath(s) definitely tile. And the rest whatever you like.


But that's just me.

Is this a house you are flipping or a house you plan to live in for years?

If I'm buying a house in that price range, I want real wood floors.
