Bought house - RATS

bought a house two months ago and the inspection report mentioned that there was a slight urine scent in the attic and that could indicate a potential for rodents. It's an older home (1978) in Metairie. Well, two months in to the day and we have discovered there is an INFESTATION with the bastards having nests in the attic and in the couches. We discovered a giant hole that was not found on the inspection in our baby's closet that was covered poorly but not found until recently because she's still very young and sleeps in our bedroom. Additionally, the plumbing inspection passed with flying colors only to lead to two separate plumbing issues. All together, we are looking at over $5000 worth of exterminator work and plumbing work and drywall repair... additionally, we are now temporarily displaced in a hotel due to the rat traps spread throughout the home and the danger it could pose to our baby if she crawls around and touches one even though we watch her like a hawk.
Tried reaching out to my real estate agent but she was pretty lousy to begin with and says there's nothing that can be done at this point. Any advice? My homeowners policy is garbage because it had to be under a certain amount in order to get the loan approved (we're young non O-T ballers) and I planned to upgrade the policy after the first of the year, but this hit before I got the chance to do so.

you need to call a lawyer that deals with Redhibition. I'd also be looking at the inspector's E and O policy.

I believe you can sue the inspector (you can in Florida). That is why you hire him -- so you don't buy a problem home.

Definitely track down the inspector; he may be on the hook if his report did not note an active rodent infestation. Was he referred by the RE agent? If so, be sure to let the RE agent know how poorly the inspector performed.

If inspector brings up anything at all, have a specialist come in. It is worth every penny and headache saving for later. Ask me how I know.

So, your inspector noted that there were indications of a rodent infestation and you want someone to take responsibility for the fact that there is a rodent infestation? I'm confused.
And, no inspector can guarantee you that all of the plumbing systems are flawless. They can check for water flow and obvious signs of leaks. I'm not sure why you're mad. You bought a 40 year old house. Things break.

Bruh, the inspector did their report. They aren't specialists. If you have a plumbing, rodent, structural, etc. issue then their job is simply to denote a potential issue and recommend a specialist.
Why would you be concerned about a kid touching a rodent? That's an abusrd unlikelihood. Go buy a bunch of traps and poison, very very easy and safe to do. They make kid and dog "proof" traps. But you simply put them behind lock doors and places they can't get.
I'm dealing with a rodent issue myself but the biggest reason its a PITA is because I don't live there.
ETA: Also rats reproduction makes bunnies look mild. So its very possible when you moved in it was a minor issue and now its a major issue.

Sounds like your inspector warned you of the potential issue. You own the home now, fix the issues.

Did you not have a pest inspection done before closing? I know for a VA loan it's 100% required, I would have thought most/all lenders would require it as well. If not, you bought it, you own it.

Find one that is highly recommended in the area. This is one cost you don't want to go cheap on.

Seriously though, rats have made nests in your couches and you didn't see signs of it happening? Did they chew holes through the floor from underneath?
You can easily place traps in prime trapping areas without it being accessible by your child. Put a couple in the that closet, along the walls and close the closet door and secure it so she cannot open it. (Not that difficult).
My next advice would be to start learning how to do simple home repair. A 40 year old house will be needing basic repairs and it's a hell of a lot cheaper to DIY.

Was there something blocking or hiding the hole in the closet during inspection that was later discovered? Inspectors aren't allowed to uncover or substantially move anything in the house during the inspection. I learned this during my inspection. He told me this before he walked in to give me the hint to make sure I had the chance to expose things I wanted looked at. For example if there's a rotting hole in the wall behind a dresser, he's not going to move the dresser to discover the hole. Just like he's not going to tear the couch apart to find a rats nest.

If so, he knows she wants to get the house sold and wants future work. Same goes for pipe inspections. Lots of mutual backscratching in that racket.
Get your own experts in. Realtors are often charismatic and act like their " on your side." They only care about making that sale.

1. Take your couches to the dump.
2. Clean your nasty home. If you had kept dishes done, food put away and stored properly, and your floors and kitchen clean you probably wouldn't have seen an escalation of your rat population since you bought the house.
3.Get some cats, they'll take care of the mice/rat problem in a few months and you wont have rat poison all over your home. Plus they'll keep them away in the future.
4. Deep clean your home and rid it of rat urine and pellets.
5. Good luck.

Should have negotiated a home warranty into the deal. I wouldn't buy it on my own (probably) , but I sure as hell expected the seller to do it (20 year old house).
Good piece of mind to not have to shell out big $ in the first year.
