Every home warranty I’ve run across is only for appliances and major components like Hvac systems and water heaters. They don’t cover any and all repairs that come up, that’s insurance.
A home warranty is like $500. They are actually a pretty big rip off financially. They depreciate the heck out of appliances and for $500/ year it doesn’t take but a year or 3 and most people can replace anything but a new HVAC system by self insuring.
Owning a home isn’t cheap. You have to plan to have stuff go wrong and cost money.

Yeah. This sound like a 200k-ish transaction so for 6k commission in the best market in history an inspector and RE agent risked everything over this transaction. Because this one is special.
RE agents are not licensed inspectors. Inspectors are not rodent infestation specialist. I guarantee the inspector noted that buyer should seek specialist to determine potential future issues.
Now the agent could have told buyer to extend inspection period to have specialist come out, ask Seller to have licensed rodent specialist assess and confirm if this is active or past problem and address as necessary, or walk away from house.
My guess is either this was a property where if OP walks or asks for anything Seller rejects & they lose the house, or Seller went out of their way to hide known defects.
If 2nd is true, OP should have a property condition notification from seller stating if there were any known issues, unless this was a rental property or Seller lived elsewhere and Seller is exempt.
OP read the Property Condition docs filled out by Adele’s and get back to us.
