As opposed to one of the largest neighborhoods in the state and an area of town that could be incorporating into its own city?
The campus theory surrounding bars in this town is mostly false. They go to tiger land because it’s cheap. Most college kids are broke. Ask a millennial

Downtown was a wasteland, then it wasn’t. Government was a ghetto, then it wasn't.
Sherwood has large neighborhoods, in between 12 & 10, close to St. George. It’s a smart developer away from rejuvenation.
Broadmoor is already on the comeback, Amazon is moving into Cortana.
The pieces are there.

I think they were just saying that the Sherwood area isn't really what it used to be currently, so they can see why Londoner might not be flourishing with business. Seems to be more families with kids and older folks on that side of town than young 20-somethings. Not that there's anything wrong with that.

College kids don't care for that type of scene. Bars geared toward college kids placed around LSU fail every year. It's not as simple as just being nearby a college campus
