hey i can see where you think a pizza joint is dumb! However, Red Zeplins is packed because of location and its slightly better pizza than the other ones around. Its nothing to brag about by any means.

Like i said, RZ would be hurting big time if you had a hip pizza joint with brick ovens and fresh ingredients plus better beer on tap.

Now about the late night breakfast joint, its risky but you could corner the area in my opinion. YOu have phil's during the day and early dinner hours.

A late night\breakfast joint wouldnt take away from the Phil's crowd. It will cater to the bar people between earles and BD. I mean who likes going to the WF at 2am considering where its located. However rent is pretty expensive so I dont see that being an option.

what is a 'hip' pizza joint?

and those last two things are already at RZ. They have a good beer list and I would bet they are using fresh ingredients.

Rent could be cheap and I still dont think it would work. The average person going to the Bulldog isnt leaving there and going to eat breakfast at 1 or 2 in the morning, let alone during the week.

Although with how some people talk about these Phil's people, they might do just that

The only thing that ever worked there long term was a bar. So, in their infinite wisdom, they took it out and tried restaurants instead. Make it a bar again.

If I was a betting man, my guess is a TexMex place. There's a nice enough patio, and nowhere nearby to drink margaritas. That's certainly not my first choice, but I could see it working in that spot.
