yea i didnt mean fancy i mean open up the walls with columns and windows and brighten the place up. and make it a brightened bar with little chicks with smaller clothing walking around serving beer.

I keep saying it wouldnt be hard to become the best pizza joint in town. RZ is probably considered tier 1 almost for pizza joints but the pizza is not incredible.
I wouldnt be scared at all opening next door. I dont think like yall. I embrace competition.
RZ has shitty arse parking and its on directly on Perkins.

It's not about being scared of competition. I just guess I don't see the next Dominica happening in the Southdowns shopping center. Definitely not if owned by Phil's people.

I can agree a bar could work but you basically just described the Pelican House to a tee.
If youre going the tits and arse way, just throw a Happys in there. Established name, no one is expecting beer knowledge from the servers, and the owners have deep pockets.

And see i dont agree with that being pelican house. I just have never liked Pelican house and maybe that is clouding my judgment. But as a bar i think the actual Bar needs to be a highlight. and Pelicans if tucked back in the corner. They had the perfect place to set up a nice island bar which would be showcased as you walk in.
there would be some issues with running beer lines a long way but it could be done, i mean they gutted the whole place from what i understand.

Meh. Its not about being scared. Its about protecting your investment. Why put a pizza place in a strip center when arguably the most popular pizza place in the city is already in there? Besides being hip(whatever that means), all the other criteria is already met. RZ has a great thing going right now so I doubt anyone is going to come in and dominate the pizza market there.

It doesnt have shitty parking. Yea its tight in the initial spots but there is a ton of room to park behind it.
Directly on Perkins is now bad? So you want the place to be off of the main road and in a tucked away place where random people driving by cant see it

That's my point. The only new places that seem to be hugely successful in BR are the ones with tons of money dumped into them, preferably a name already, and good marketing. A trendy Dominica type pizza place would take some serious scratch. I agree it would work, but I tend to think anything can work if you throw enough money at it.
