Seems like Mid City is the spot everyone wants to open up
SIAP. I don’t live in BR anymore but I always keep a hope out that the city can find a way to have a competent night life one day. The overhead on that red stick site must be insane
Food wise seems pretty bleh
More poke and burgers.

Mid city is probably the best bet for BR having any kind of walkable nightlife scene

Maybe I'm way off but unless I was making world class beers, I would not open a brewery. Seems like that ship has sailed in plenty of markets. I know BR isn't sprawling with breweries but it comes off as very difficult thing to break into. Fwiw, I'm adding craft beer places in general.
You could probably take half the places and add them to the 2019 closing thread and it wouldn't be that risky of a bet

I think the only thing going for a new brewery would be location or the space itself
Pretty much every decent sized market has at least 1-3 breweries that put out really good beer and dominate distribution

If it’s a cool space to hang out, a brewery could be a good thing.
I wouldn’t open a craft beer bar, however, unless I was specifically putting emphasis on the building/space itself and just so happening to also sell craft beer. With our weak distribution, all our current beer bars offer pretty much everything they can. A new place isn’t going to come in and offer anything we can’t already get.

Breweries seem to be pretty successful, for the most part. I would bet that their ratio of success/failure is much higher than regular restaurants, no?
As crowded as our beer market is up here, I just read an article on the top 10 most anticipated new breweries in Oregon for 2019. Local breweries don't have to have world class beer. If they have a decent atmosphere, location, and good beer, they seem to do fine. Portland has about 30 McMenamins and they none of them are closing down, even if they don't brew great beer. I think people like the brewpub concept. If they serve decent food, they will do well, as long as the beer is better than BMC.

I guess it also depends what kind of brewery we are talking about here. A place like Tin Roof isnt making their money from people drinking onsite.
If youre small and brewing beer on par with what the bars have, youre essentially just dropping another bar in the town. Add in the extra hoops they have to go through, and the task becomes much harder. They might have to resort to an area off the beaten path because they need a large space.
Is food a must now? Seems like catering to families is also a thing. Tough task so more power to the people trying to tackle it

Is Poke big everywhere right now? I’m amazed how 1 poke restaurant does well here and suddenly we have like 6. I pass by 2 on the way to get Southfin now
Burgers also have way too much market share here. Bunch of burger places on the closing thread last year, more will be this year.
A place like Torchy’s in MidCity would be perfect though. Or a BBQ quick service place, but something better than Voodoo
Gotta say I’m really happy with the investment in that area though. It should be great

I think Southfin will be around for a long time, but that we will see the others fall off after a while.

Slinky’s is going to re-open in a few months (I guess that’s what it’s going to be called). It will be on Airline near Costco

In some states there may be rules on serving on-site without food. I think it's great when breweries partner with a food truck or small food business. It keeps people there and drinking and engaged in the community. But like you said some places like Tin Roof want to rely on distribution for sales and small batch releases.
You also notice breweries with tons of video games, board games, etc. Seems like they think the casual beer drinker is a better long-term customer. They bring in friends, stick around rather than grab a specialty beer and bounce.
