We have several acres of land that we were hoping to build on soon. I have contacted a couple of builders and getting some crazy high price per square foot prices. On average it has been about 160-180 per square foot. I know before the pandemic prices were much lower. Are we expecting these to go down any or are we just shite out of luck?

They will go down. Demand is declining and building materials are already dropping. I’d get plans and permits ready and then wait for a few months.

Housing starts dropped 12% in April. Fewer mortgages being processed as well. Lumber price down 40% from peak. This is all publicly available data.

Housing prices in my experience follow Oil prices. Up like a rocket down like a floating feather. Inflation is the unknown moving forward. If you are waiting for lower interest rates……stop!!!!

IMO - take today’s ridiculously low rates & pay a slightly higher building cost. In the long run you will come out way ahead.

Materials will go down, interest rates will be steady low until the end of the year. What you will save on rates will help with the increase lumber- win some, loose some. All depends on how aggressive you are to get in the house. Rates of construction to perm is 4% interest only during construction and you can get an extended lock.

Someone needs a refresher course in percentages.

Lumber was trading roughly at $430 this time last year. As of close yesterday, $797. That’s 85% increase from a year ago.

If you're building a home, wouldn't that by defintion be custom home? And who goes through the trouble of having a home built if they're only planning on using builder grade materials to build it?
