Property Lines

If this is the wrong board then please advise.
Just found out that my property is a lot larger than I originally thought it to be.
We purchased this house back in 2009 for $100K under market value during the housing crisis and have been slowly making improvements. During my research to replace the exisiting fence, I realized that the fence the previous owners installed is a few 100sqft short of the listed property line. It also appears that my neighbor's fence (diagonally behind) is on my property. See pic below. my property outlined in green.

I know the boundary line may not be accurate in the photo but I wan to know:
What's my best course of action to remedy this discrepancy?
Are there public employees that mark boundaries?
Should I notify HOA?
Contact Tax Assessor?

How did you discover this?
First action would be to get a survey completed and mark any servitudes, access ways, and encroachments. Once you have that you can address the issues with your neighbor. Normally you’d have to tread carefully, but by the looks of THAT neighbors fence vs all the others, he knew damn well what he was doing.

Are you sure the property line in the front yard is correct? It appears the aqua line is offset.

If the place is located in a subdivision then it's likely there are already survey rebar in place. Do you have an abstract?

Just curious, but did you draw a box the size of you lot limits and lay it over your property to come to this conclusion?
Because your box starts about 10-15' from where I would presume it starts at the curb.
Also, there could be drainage servitude or similar as to why there are no fences in that section.

Very interested in what you end up doing with this. My neighbor behind our house built a fence that is on our property as well. There on a weird corner lot and I'm sure they expanded to a small ditch to make their backyard bigger.

Your property line is not at the back of curb. Typically it's 11.5 feet from the back of curb with 50 ft right of way

Not the original owner. Fence built well before the current owner acquired the property

Private firm or does the local authority normal offer a service?

Is it always wet just behind your fence? It looks like the previous owner may have moved the fence up to avoid dealing with that area of the yard.

Ah, makes sense. Wasn't thinking about the servitude like someone pointed out earlier.
I'd ask about the rear area being a servitude. You might not be able to build over it anyway. I'm assuming that because of how the neighbor on the corner and the neighbor behind you have the gap between their fences.

The strip between the three neighbor's houses was designated for a walkway to what was originally designed to be a green space. My property butts up against it.

I know the lafourche tax assessor maps are pretty far off of actually property lines. So may not be the best judge.
