Current Mortgage Rates

I know this thread pops up every now and then but I wanted to know what the current rates people are seeing on the 15, 20 and 30 year.
Last I heard it was 2.75 on the 15 but that was two weeks ago.

I got 3.374% on a 30 year a few weeks back
Could have gotten 3.25%, but the other one had some credits towards closing costs.

Rates are still pretty high at 3.4-3.2 with no points on the 30. And only like a % drop on the 15 yr.
Rates rose 3 of the 5 days last week.
They expect rates to come down in 1-2 weeks. Just get all the paperwork and requirements in so your lender can just press a button and lock you in.

Refinanced to 15 yr @ 2.5% two weeks ago, but my rate was locked near the beginning of March and it took up until the final day before the rate expired to get it closed. Credit Score around 775. Standard Mortgage in BR.

what rate increase are you guys seeing for cash-out versus a straight refi? Assuming the cash out and owed is still well below 50% of the appraised value of the home and property.

My wife works for GMFS and said she’s still locking 2.875 on 15 and 3.25 on 30 depending on loan amount.

Be careful of teaser rates. I am under contract on a new home. Wells Fargo advertised rate was 2.875. Went through the hellish paperwork and they offered 3.25, even though we have excellent (750+) credit.
Went with another lender at the same 3.25 just because WF pissed us off.

closed last friday. but our situation isn't as typical.
we are only two years into a new home which we financed close to 100% through a doctors program (no PMI and other fees). also we are still a good bit above jumbo with no intent of coming out of pocket to go below.
so we had a 4.65% rate and dropped to 4.125%
we reduced from at this point was 28.5 years to 25.5 years.
we did not pay a dime of closing costs, it was all wrapped up in it.
monthly note went down $200.

Locked in 3% on a 30 yr last month and closed on Monday April 27. Went from 4% to 3%.

Signed on a refi this week, 20 at 2.875. I locked it in on 3/17.

Can I get a cash out refinance if I have two mortgages? I have 9 years left on 1 and 17 left on a second. I’d like to make the 9 year a 15 and take out extra money to buy a rental. But I’m not sure about cash out refinance when I have two different mortgage lenders.
