Spring is gonna suck again.
River has been high for over a year now.
IMO it has some silt problems somewhere.

Screwed up the oyster season and it’s been a few years since the Venice trout fishing has been right.

Only 2 weeks left in the season and the rut is over in that area, if the value is falling I would think it would be
More because of camps flooding and going through the hassle of picking everything up then cleaning it all after the water goes down is a bigger factor now, used to happen once every few years now is happening yearly, still some of the best terrain and genetics for deer. I would not expect any bargains

While it’s not as high as last year, I know a bunch of people that were put out by high water this year.
I miss hunting the swamp land along the river but there is no way I’d invest in any right now.

River has been significantly silting up below Morganza because of the reduced water flow after they opened it up several years ago which allowed the sediment to falls instead of flowing to the gulf.

The South Delta in MS is about to have a repeat of last year if the river keeps rising and we keep getting rain across North MS.

I don’t know what the record for BR is. We’re not going to get within 10 ft of record at Vicksburg at the current forecast, but I’m sure it’ll change.

wonder if it has a bit to do with the worst case scenario of CWD too? Ima say that land prices along the river are exceptionally high because of good deer hunting. Without that then all you have is timber and farming. Of course both of which can be hurt be the flooding.

I was recently around some high end share club owners and the discussion was on the flooding and possibly clear cutting if this pattern continues.
