Mold vs Mildew in a Rental

Long story short, we are renting a house out in California. We discovered, either mold or mildew, from what we now know was a large crack in pipe within the kitchen.
I told the landlord I wanted it tested for mold. Landlord pushed back saying “he’s been doing this for a long time” and it’s just mildew. It’s a really nice place, in a safe neighborhood so we don’t want to move.
He hired some people today to come in and spray bleach everywhere. I had told him not to do that until tested. So OT... two things:
1. What would you do/am I over reacting?
2. Does this look like mold or mildew to you? This is one of 4 cabinets affected.

As far as I am concerned, there is no difference between mold and mildew...both are fungi that reproduce via spores and that is what people are allergic to.
That said, I have never had an issue with mold spores, so I wouldn't sweat over it.

Nothing to worry about. A little Formula 409 will clear that right up.

Looks like mold to me.
Unless you have a baby, I don’t think it’s that big of a deal. If it bothers you, paint some kiltz over it and don’t use the things that are affected.

This is actually true.
But I would still put on a mask and clean all that crap. Those are not the cabinets of “a really nice place.”
*And it’s ‘black mold’ that people with weak immune systems are afraid of.

Right next to piping is prime area for moisture intrusion
My firm has an office in Cypress.
If you want, I can ask them about labs in the area. Might be able to get you stuff to test yourself.

That section of cabinets it fricked and should be replaced, the drywall with fungal growth should be replaced also

Looks like mold to me. Lowes sells some stuff called Concrobium that works really well killing the mold and it wont come back. Bleach will get rid of it but it comes back.

The only way to know for sure is to have it tested. Even if it is mold there are several types. Nothing will kill it permanently except removing the source of moisture. You can spray whatever on it but if the moisture source is there it will come back eventually. There is probably a leak in the wall or water running out from a bad seal in the sink. Dealing with the moisture source should be the main issue

Plumber already came out to replace the pipe. Thanks though.
