Kitty, as usual I have no idea what you are babbling about.
Yes, I am dictating into my phone, because I am driving a four-wheel-drive truck, pulling a cube feeder trailer, and putting out several tons of range cubes. It is difficult to type while doing all of that.

ED is how all roads and sewage and sewage and powerlines and pipelines get built.
I had a couple of acres subject to a servatude two years ago. The paid fair market valur for the land and they payed for the timber. I still own the land. Not a bad deal for me!
Hell they even improved the access road and put a culvert crodsing on a creek.
All smiles!

Oh I - whole hardheartedly agree - when it comes to eminent domain.
However I was replying to: LINK who went:
Perhaps, but the article doesn't say anything about such a thing. It's weird, if that's the big issue here.
which was rebuttal to:
The Maj - erroneously jumped in thinking he had something to offer. I was high-lighting the other man's concern for water rights in this issue (to Y.A. Tittle). Sometimes it might help to follow the trail backward to see where someones coming from. I never took a stand on eminent domain; except perhaps top say it would be opening up a whole can of worms. And then you too... (nevermind)

Let’s say that the government takes a 100 foot strip right along the river. Ranches in far west Texas are big. The amount of land is really not that big an issue. But, the Rio Grande is in all likelihood the only source of water in the pasture in question. As such, the government might only be technically “taking“ a few hundred acres, but it will be rendering thousands of acres utterly useless for grazing.

Name one.

Olivares said there were 334 eminent domain lawsuits filed in South Texas during the Bush administration; approximately 60 to 70 cases are still pending from a decade ago, mostly regarding payouts.
It’s gonna be messy and require the next administration to continue the pursuit of the land grab. Just want to present some of the complexity involved.
quote:
But much of the land the Bush administration requested was already owned by the federal government, said Gerald S. Dickinson, an assistant professor of law at the University of Pittsburgh who focuses on land use and constitutional law. The wall Trump wants to build would be different, he said.
“If it’s going to be a contiguous wall across the entire southwest border, you’re talking about a massive land seizure of private property,” he said. Most people, he said, are not willing to voluntarily hand over their land, even with a fair market price, forcing the government to go to court to obtain it. “You’re talking about thousands and thousands of eminent domain proceedings that would have to run through federal district courts in Texas for the most part, but also places such as Arizona and New Mexico.”

quote:compared to central Texas or the deep South, yes the land is pretty crappy. But the value per acre (or section) is comparably lower. I’ve never actually run the numbers, but I suspect the number of head per dollar of land value ends up being about the same. Otherwise, ranchers in West Texas could not compete with ranchers in East Texas on price, etc.
Ok, thanks for the clarification... but if a section of land only supports 2 to 3 head of cattle it is shitty land... what does that kind of land go for an acre in todays market? Or by section and I’ll do the math..
Again, I’m not anywhere near a Calculator, paper or anything else, so these numbers are entirely hypothetical. But if the cost to run one cow on goo land in East Central Texas is one cow per $7500 worth of land, that might only be an acre and a half or 2 acres. In far west Texas, that might be a quarter or half a section, but the value of the land is so much lower that it evens out per head

I fully understand that... I am asking what the shitty land is worth per acre... if I wanted to buy two sections of that land today, how much?

So they are arguing what they should be paid. Not about the land. That part is done. Why is this relevant?

Read the details. It says most of the cases are about payout but not all of them. Now you are talking about a significantly longer right of way.
That’s why it’s relevant

They don’t understand that the property can be taken and then paid for after it is settled in court if the landowner does not agree with the government’s offer...

quote:my family has not traded any land out there for a long time, so I have no personal knowledge of values. I just ran a quick search in the same county and found two places for sale at a little less than 500 per acre. My guess is that that is some of the better land in the county and that the land down around the river is probably worth less than half that.

The federal gov't already owns that land/the land owners know they have to give the feds right away.
Whoa there Comrade! Any other issues you're OK with throwing away private property rights for?

This is the real problem. Trump was not lying when he said he could shoot a man on 5th avenue. He'd lose votes, but the majority of his base will never ever turn against him, even when he's shown time and time again to be against their own interests. It makes absolutely no sense.

It is easy to read while driving across the pasture at about 2 mph. It is much harder to type while doing so.
Perhaps you are just not familiar with how a cube feeder trailer works. Google it.
