If you're looking to sell lots in a new development then that type of facility is a big selling point. In an existing neighborhood? Money pit.

Let's say you can get 3 lots together, you would of course have to buy the houses that are on them now.

450,000 per house (maybe more)
30,000 to tear them down and haul off (maybe more)
200,000 for the pool
350,000 for the clubhouse
40,000 landscaping / fencing / etc.

1.97 Mil without the workout equipment, furnishings, etc.

Insurance will probably be somewhere north of 14,000 to 15,000 per year or higher (buildings, liability, etc)

Property Taxes I would guess around 12,000 to 15,000.

So year one of being open you got to make up 1.97 Mil plus insurance, property taxes, utilities, normal misc. business expenses.

Open a gym in a shopping center. You might make some money that way. Plus you won't have to fight the NIMBYs, planning and zoning, etc. You might even have to buy one more lot to accommodate the minimum parking the city would make you have.

Isn't their a fitness place around there for $24.99 per month?

The club is in a neighborhood that was developed in the 50’s and 60’s.

In Lexington, they are popular. Plus, the city has 6 public pools that are awesome and nice.

One thing that is frustrating about Baton Rouge is the lack of pools.

Agreed. Maybe with a small sauna adjacent to it.


He’s also gonna need a 24 hour security force trained to do surveillance, run random checkpoints in conjunction local and state police, administer field sobriety tests, and that’s well versed in the subtle nuances of civil asset forfeiture statutes.

Yeah it was common in a lot of neighborhoods to have a club house, pool, tennis courts and basketball court. Assume it's just part of the HOA.
