Im trying to attract a salt of the earth crowd but keep it classy... love the cigar room/lounge idea for 21 and over crowd

Best land to get in South Downs is Lakeshore Village and buy that slum housing and land around it.

Membership fees would not be very much.. probably just enough to cover the land taxes and costs. Thinking there would be high demand in the summers. Community BBQs and football watch parties in the fall and a big even during christmas to keep the lights on

I'm sure it's easy to just open a bar in the middle of neighborhood, especially a lower scale one. Dont see why anyone would have issues with that

That’s not a country club. That’s just a recreational center. Good luck finding the land and getting permits for all of that.

If you plan on putting it in the neighborhood itself you're gonna piss off a lot of people. Traffic is bad enough in that area and it doesn't help the roads in the neighborhood itself are barely wide enough to be considered two lanes.

We belong to a club like that in Lexington. There is a 60 family waiting list to join. It is a pool club in middle of neighborhood. Not expensive for family.



Outdoor bar


The clubhouse with another outdoor bar...sports bar inside.



Workout room


Tennis courts


Beach volleyball

Couple of lots will accommodate the parking lot. Where you going to put everything else? You must have missed the thread yesterday where we were talking about people paying six figures for houses just to tear them down for the land.

The absolute barrier to entry is getting enough contiguous land and even if you find it and can afford it then getting it permitted.
