Wanting to start a country club in South Downs

Was just thinking how nice it would be to have a members only pool, basketball court, rec room, tennis court in Southdowns. My plan is to buy a couple of lots somewhere in the neighborhood and build all of these things and then charge people in the community to become members to use my facilities. What are some of the barriers to entry I might face and do you think the are would be receptive to this kind of "Country Club"? I'm thinking something between bocage and kenilworth.

My 10 year plan would include a chip and putt course or par 3 course once memberships have risen and demand has been met.

I would probably join. I think your biggest hurdle will be finding enough land to do it on.

I would steer clear of the golf course plan. They are money pits and usually break even or lose money.

Nice idea, but unfortunately you wont ever actually do it. Too expensive for you to start up.

Finding land and having enough cash to get all the equipment/facilities built. However, it may not be a bad idea if you do it right.

I don’t see how or where you’d acquire the needed land.. it’ll take a lot more than just a couple lots

Where are you planning on finding this much land in southdowns? There won't be some sort of buy in for Rouzan amenities for south downs owners?
