Yes, should be plenty enough.

Unfortunately, most of that 156 acres is probably unusable since it is a hill.

No shite - instead of spending $1 billion on a hill, one could purchase a TEN MILLION DOLLAR house in every single state of the nation and still have $500 million to generate money to pay the expenses on those 50 houses.

I love the property, I'm just tired of the maintenance that goes with it. Just figured it was time to downsize.

It’s zoned however you want it to be zoned. If you can afford it, then you can afford to buy the zoning board as well.
