Surprised (or maybe not) by the amount of people in here who don't favor an HOA. Their purpose/presence literally keeps the value of the neighborhood (and therefore your home) up.

I'd rather not be subdivision neighbors with 10-inch grass/weeds; broken down vehicle parked in street; trash cans by the road 24/7; etc.....but that's just me.

I'm surprised by the number of people that try to imagine what life is like without their HOA.

A nuisance property =\= adding onto or altering the color/style of one's house so that it doesn't fit in with the rest of the subdivision. HOAs are a necessary evil to protect you from your neighbor pairing their house pink and purple and thus immediately lowering your property value by tens of thousands of dollars.

The bottom line is that if you don't want to live in a nice neighborhood with an HOA, simply don't move there. Nobody ever forced anyone to move into one. It's a choice.

Generally not a problem in halfway decent neighborhoods with or without an HOA

As Yellowfin said price will take care of that. So in my neighborhood it is very old and no HOA's. But the price per sq. foot is pretty high here lately, at or around 190 Sqft on recent sales. We have no issues with junk cars or bad lawns. But if you can't afford it then I can see the appeal. My dad has a house in an HOA neighborhood and he hates it. Has to get permission for everything. That would really bother me too. shed in back yard...Nope, certain colors painted on your exterior...Nope, trash cans brought out to street to early.....think again. Yeah I'd rather have a trashy neighbor I think.

HOAs can be useful as has been said in keeping common areas mowed, paying for police patrols, community pools/playgrounds, making sure obvious things are done by all homeowners, etc. But they can be horrible to deal with when the wrong people are in charge. In the 12 years I have lived in my current subdivision, let's just say I have rarely felt the money has been put to good use and that is the issue I have with them in a nutshell. Couple that with telling me I have to get permission to build a fence or do something on land I own, that's a big ole' F.U.

Which is why I will never pay into an HOA. Do you really own your property at that point?

I'm not even saying HOAs are a necessarily good thing. I'm just saying if you choose to live in one, pay your dues.

And in our nehighborhood we had a guy that stopped cutting his grass for some reason. Neighbors cut it a few times thinking he may get the hint. But they ended up calling 311. City gave him 10 days to cut the grass or they'd add the yard bill each week to his property taxes.

He was cutting the grass the next day.

Do any of you who get stupid letters like this, send any back to the HOA and tell them frick you or kiss your arse. Why even send a letter for something this trivial? I am such a dick, i would either call them, or send them a letter telling them not to send me shite over something so trivial.

Neither, I rent an apt in NYC. - for now anyway. Hoping to buy soon.

To the bigger question, I believe in NY, the property owner holds the deed, but there's a lien on the property by the mortgage company.

If you make enough money to pay HOA dues, you're not going to live by people who do this. None of that has been an issue anywhere I have lived as an adult.

I bought a lot to build on with an HOA. They pissed me off before I even started so bad that I sold the lot.

The Oaks by Blue Dog off Pinhook so nobody makes the same mistake

Our house here is in an HOA but it's only $50 a month and it's maybe 20 houses. I think they just maintain the private road and some gardening. All the houses are different styles so I don't see any other real enforcement issues ever coming up. I can live with this arrangement but any more than that would be annoying I imagine.
