Wait you are saying 125 is too high?
Lmao
That's been the going rate for a while. Especially if you are in a good school district.
What do you think will occur in the same areas that didn't flood with schools that didn't flood?

I think he meant Louisianans will pay more due to the Parish and Local governments having to compensate for more and more lost state dollars with the expansion of programs in the state and corruption.
Perhaps, but that isn't what was stated.
BTW, I've long advocated we mimic what Texas does. No state income tax, higher property taxes, etc.
Louisianans abhor property taxes and thus the generous exemptions handed out putting thus high sales taxes and a fairly stiff income tax.
Personally I think every homeowner and business owner should pay a minimal amount of property taxes to cover basic services like police, fire, garbage and sewer. Then you could exempt homeowners from paying property taxes say from 50K to 100K and then pay more taxes for anything under 50K and over 150K.
We have way too many homeowners that enjoy police, fire, and other services who don't pay anything.

Real Estate in BR has been stupid for about a decade now.

The reason Louisiana abhors property taxes goes back tothe 1920s and 30s, when thousands of people lost their ancesteral farms due to unpaid property taxes, often just a few cents worth. Their notices of default by the state were typically mailed to incorrect addresses if even mailed at all. Payments to the state were lost or ignored, and millions of acres were confiscated, and often sold in corrupt auctions to connected oil companies and political families.
The outcry from this abuse led to the Constitution being amended to prevent the state from siezing property due to unpaid property taxes. Because siezing property is the primary enforcement mechanism for such a tax, it is pointless to have one at the state level.
The citizens supported the homestead exemption to protect them from the locals, and shift the tax burden onto industry.
Pure populism at its finest.

I bought my house a year and half before Katrina for $150/sqft....
sold it 6 years later for $215/sqft
The people I sold it to just sold it in June for $270/sqft
crazy

I don't hate capitalism. I just don't think it's sustainable or healthy for BR burbs to have the same COL as cities with much more opportunities.
I also don't think it's smart to spend 40% of your take home on buying and maintaining a vehicle but people do it.

If the property doesn't appraise for the asking price, no mortgage can be taken out on the property.

Real estate in BTR is stupid right now.
If you think it's bad right now, prepare your anus because it's going up. As more houses go under contract, lenders are valuing them more and more on appraisals.
People are listing like 50-100K more than what house was valued at 6 months ago and getting it.

Does not compute. It's only overpriced if people aren't buying. Buyers determine the market price...all day every day.

$125/sq
Thats doesnt seem like a bad price
You can get a modern home in Round Rock for under $110/sq ft
Why is Watson or Walker more expensive than Round Rock? RR has bite collar jobs there and is 19 miles from downtown Austin, and 10 miles from large job centers in north Austin.
Meanwhile Watson is even further out than that from downtown BR, LSU, hospitals, and offices in South BTR.
