Dutchtown VS Zachary Schools and neighborhoods

My family and I have been living in Dutch town for the past 5.5 years and have one in the school system. We like the area and the schools, but have always liked copper mill in Zachary. I am a little concerned about all the subdivisions Ascension is approving without any infrastructure improvement first.
One concern I have about Zachary Schools is the possibility of the parish busing in kids from surrounding areas, if that is even a possibility. I have to ask because I grew up in an area that was deconsolidated by the feds and it totally screws up the school system.
Anyway, any pros and or cons with be greatly appreciated about each area and or school system.

Zachary is independent of the EBR school system and will not bus in kids. But you do see a lot of school zone fraud where kids from outside areas attend ZSB schools. Not in numbers that will devalue the system however.

Ascension just approved traffic/sewer impact fees to improve roads/sewers where new subs are built. However this WILL NOT help on current traffic issues within the parish.

Does the $1500 a year HOA dues in copper mill bother you? And they are threatening to go up on that as well.

There's currently over 25 houses for sale in that neighborhood. My boss lives there and has been trying to sell his house for over a year, and has dropped the price over $45,000. Plus with the $1500 HOA fees, it just seems like a place one would want to stay away from right now.

I thought Zachary was turning into the new Baker. The good parts of EBR are declining fast. Stay in Ascension.

Give me Ascension all day long. I-10 and 61 are nearby. The fact that Zachary isn't close to an interstate should bother you.

There is absolutely no traffic from Zachary to Baton Rouge. You can take Scenic to I-110 with minimal red lights. Or you can take Hwy 19 to I-110 in little to no time. This commute is a hell of a lot better than Ascension to BR. Its not even close.

They have some real dumb asses running the HOA at CM. They sued the city earlier this year and lost. They had to access a one time $1000 fee from the homeowners to pay the legal bill and the developers interest on his note. There are 73 homes and lots for sale in Copper Mill right now.

And with Central Thruway, you can be on I-12 in 30 minutes at O'Neal

dumb question, but are all the houses for sale due to the HOA? I am aware of the HOA dues but I also know what they are suppose to provide for that fee as well.

The front half of Copper Mill sold a ton of lots to DSLD, housing prices there are tanking.

Yall are all full of shite. Here are some facts. 1500 HOA fee. That gives you access to pool and tennis and cheaper green fees. Yes, a little high, but the HOA currently owns the course. 1000 fee was onetime for all the dumb lawsuits against city which is over.
Houses are constantly being built and yes there are about 25 houses for sale. The neighborhood has about 350 homes. Plus they are adding a new filing. Many Exxon employees, hence the higher relocation turnover. There are about 6 houses that have been sitting for awhile, all the rest move pretty quick. There are still a number of lots for sale, but new houses being built has not slowed down.
They are also planning on a new clubhouse. They just got a new manager. The new HOA board is leaps and bounds better as of January. They have dropped all the bullshite lawsuits.
12 minutes from Copper Mill to downtown, FYI.
We think it is great now that the new board and new manager have been putting all these events on. Riding my golf cart to the grill, having wine tastings, Trivia nights, etc has been fun. Night golf and crawfish this weekend.

True or false: the lots in the front portion of the neighborhood was sold to DSLD (or DR Horton or some other crap builder).
ETA: go to realtor dot com and look at all of the down arrows next to the prices of homes in Copper Mill. This means that homes were listed at a certain price and the price has been lowered.

DSLD did the whole filing and built smaller houses. Still 140-155 square foot. That must be tanking I guess. And they are all selling.

true. and the ones level is building are built of cheaper materials as well.
