Looking For Advice About Rent Payments and New Landlord

I am about to begin renting with a new landlord. The landlord has requested rent payments by cash or money order to establish a payment history before accepting checks, etc... Does this seem odd or is this a common practice? I do not know how to reassure the landlord that I will not pay with a bad check. I am looking for advice about how to approach the landlord about a check payment instead of cash.

Sounds like your landlord is looking to do a little tax evasion to me. This could be an opportunity for you have a slightly cheaper rent. Outside of that, I wouldn't be to worried about it.
If you really wanna pay with check, just show up with one when the first months' rent is due and see what happens.

Just do what your landlord says.

Just have your bank send your landlord a certified check each month.

I would never pay in cash. Money order would be ok... but I would make a copy of it before you give it to him. I would also ask for a receipt if you use a money order.

A lot of my tenants chose to pay by cash. I simply gave them a receipt.

Just ask for a receipt and hold on to it as proof. I won't take checks from my renters. Maybe I'm skeptical but cash doesn't bounce.

I dislike cash payments, I prefer checks, but my tenants have good credit. How is your credit?
Talk to your new landlord and ask how long to establish payment history and begin paying in checks. If your credit is good he should be flexible.

Who actually uses certified checks? Why not just get a cashier's check?

I'm talking about the services most banks offer where they will mail the check to someone automatically each month. Thereby certifying the funds.

I call checks drawn on the account of the bank cashier's checks.
I have never seen a certified check, which is a personal check that the bank certifies.

No I don't have any section 8. Not too familiar with that process. Heard some of the positives and negatives. As long as my 3 continue to rent out quickly I'll probably stay away.

Thanks all for the replies. I had some assumptions that it might be related to taxes. I reached out to the landlord prior to meeting him this weekend and asked about the form of payment. I was able to go the route of using a check and will continue to do so going forward. His reasoning to me about going the route of cash or money order was so that he could see that I had the money rather than take the risk of receiving a bad check.
